[Tamara] Let's get after it.

All over Kansas City,
there are neglected mansions

that can be bought
for a bargain.

The worse they start,
the better they end.

It just takes
a little imagination

and a whole lot of hard work

to bring these tired houses
back to life.

- This is fabulous.
- Oh, wow.

[Tamara] With my dad, Ward,
by my side...

It's so beautiful. I like it.

[Tamara] ...we're helping
clients design and transform
these houses...



- I'm in heaven.
- [chuckles]

[man] I love it.

[Tamara] ...into stunning
forever homes.

I'm on my way down
to the Hyde Park area,

which is one of my favorites,

to meet my friend, Brock.

He's actually an investor

and calls me in when he's got
some big, old houses

that need to be
completely renovated

to help him with the footprint

but also with the design.

He's turning this house
into a short-term rental,

so I'm excited
to see this one,

because I know that it is
right around the corner



from the new streetcar
that's gonna be put in.

It was just approved.

That's gonna be
a huge gamechanger
for this house.

Oh, I'm excited.
This is a cool house.

Yeah, thank you.

[Tamara] This property
is a 1910 Shirtwaist.

It has 3,000 square feet

with four bedrooms
and one-and-a-half baths.

Because this house
is falling apart,

Brock picked up the property
for $30,000.

It's a great bargain
in this neighborhood,

where comps range
from $350,000 to $450,000.

Brock's renovation budget
is $150,000.

It looks like a lot of work.

Yes, it's a big project.

[Tamara] What's going on
out here?

I mean, the yard's
in rough shape.

Those stairs will
need replacing,

- and we'll add a handrail
for safety too.
- [Brock] Yep.

That's huge.

That's gonna be great value
added to the house

and then, because the house
is over 100 years old,

- all the windows
need replacing.
- [Brock] I agree.

What's going on
with the porch?

- It looks a little not-level.
- [Brock] Yeah.

So, that's gonna have to be
demoed and rebuilt.

Okay, and what about
all this siding?

Looks like it needs
a lot of repair,

and we'll definitely
wanna paint the house.

I think we can do a lot better
than this green.

- Uh, you know, we're open
to suggestions on the color.
- [Tamara] Good.

Well, I'm excited
to see the inside.

- Can we go peek?
- Yeah, let's go.

[Tamara] For Phase 1,

Brock wants to focus
on the entryway,

the living room, the kitchen
and a new half bath.

- Well, the door's pretty.
- Thank you.

I like that it's got
the original glass,

and that hardware's nice.

Yeah, I like
how tall it is, as well.

Right. Are we gonna
get to save that?

- I hope so.
- Okay. Yeah, wow.

Looks like you've done
some demo already.

[Brock] Yes, this is, uh...

This is a typical,
Shirtwaist 2-story

you see down in Midtown.

[Tamara] Yeah, with a very
symmetrical floorplan.

This detail work on the trim,
that's beautiful.

- That's really unique.
- [Brock] Thank you, yeah.

- Looks like that we need
something for the floors.
- [Brock] Absolutely.

[Tamara] Because this is
gonna be a short-term rental,

how about engineered
hardwood flooring

to keep the cost down?

- Yep.
- Awesome.

And then in here, oh,
that's a fun fireplace.

- Wow.
- Oh, yeah.

Oh, there's an "X" on it.
We're not saving it?

[Brock] Uh, the plan
was to get rid of it.

I don't think
that it really fit in

with our living room setup,

so we were gonna
remove the fireplace.

[Tamara] Oh,
rip it all the way out?

- [Brock] Rip it
all the way out, yeah.
- [Tamara] Okay.

How about we replace it
with an electric one?

[Brock] That would be great.

Okay, and so are we thinking
living room here?

Uh, yes, this would be
the living room area.

[Tamara] What do you think
about removing the rest
of this wall

between the entryway
and the living room?

- We could add in a header
to support the second floor.
- [Brock] Yeah.

Okay, so this goes.

So you've got this whole,
nice, open space, which...

- That'll be really nice.
- Yes.

[Tamara] So, kitchen here.

I know this whole wall
is coming out.

I would say,
you wanna kinda lay this out

so you have an island
or a peninsula sitting here.

So people can sit
on this side,

but you're still part
of the family room.

Keeping it really open
would be my goal,

and getting as much light
in here as possible, so...

- I think that's a great idea.
- Yeah.

Maybe do a peninsula
somewhere in this range,

and then that would be
kinda nice if this was open.

Just the feeling
of it being wider
is gonna be nice.

- Right?
- I agree.

And then, I would say sink
along this wall somewhere,

wrapping it around,
and what would be really nice,

this sightline
from the front door.

Since this whole wall's
gonna be gone,

you're gonna be looking
straight in here.

Getting rid of these windows

- so you've got upper cabinets
and wall space.
- [Brock] Correct.

I'd put the stove on this wall

with a beautiful hood,

great stove underneath,

some really awesome tile work,

and some killer lights.

- I think that's a great idea.
- Yeah.

I mean, I think
you run it this way,

put the fridge at the end,

and you've got
a nice workflow.

When I'm thinking
about the design of this

for a short-term rental,

you're not gonna need
the storage

that somebody long-term
is gonna need, right?

You're not gonna have a mixer
and all the gadgets and stuff.

- You just need
what you need, right?
- For sure.

So maybe we save some money
on upper cabinetry

and do a little
floating shelf,

some interesting stuff there.

- Would you be open to it?
- I love to save money.

- Me too.
- [both laugh]

Okay, so over here,

this is where
the kitchen table can go,

and back here, a half bath.

With the bathroom, the wall
coming somewhere,
like, here-ish?

- Is that right?
- Yes, yep.

- That's right.
- And then, you gotta
keep this space open.

[Brock] That'll give you
access to the parking

- in the back of the house.
- [Tamara] Sure.

In the entryway,
we'll refinish the staircase

and add a glass, globe fixture
to the ceiling.

Then, we'll add
new, white oak flooring

throughout the entire house.

Next, we'll remove the wall
between the entryway
and the living room

for an open concept.

In the living room,

we'll replace
the old fireplace
with an electric one,

and we'll cover up a window
for better space planning.

In the kitchen, we'll remove
more unneeded windows,

and we'll install
custom cabinetry
with a peninsula.

Then, we'll finish the space
with three beautiful,
gold pendant lights.

Finally, we'll add
a new half bath

with a historic
building motif wallpaper,

a gorgeous, wall-mounted sink,

and a gold pendant light
to top it all off.

I really like this house.
This is gonna be fun.

Yes, it's a big project,

but I think
it'll turn out great.

[Tamara] We have $90,000
for Phase 1 of this house,

which will cover
the main open concept
and the exterior,

and our plan is to get
this renovation done
in six weeks.

I'm excited to get started
demoing this deck today.

This is the first step

in really getting this house
put together.

We're taking down
the deck, right?

Absolutely, yes.

Well, so basically, we wanna
get all the handrails down...

- [Josh] Yep.
- [Tamara] ...pull up
the decking.

- We wanna leave a path for
the front door, though, right?
- [Josh] Yes.

Okay, and then,
do we wanna remove
all the fascia boards, too?

[Josh] Yeah, we'll remove
the fascia boards
and the decking,

so that way,
we can install the supports

that are gonna hold
the roof line for us.

- All right, well,
let's get after it.
- [Josh] All right.

[Tamara] We all know
how important curb appeal is,

and this house doesn't
have any right now.

We've gotta get this deck off

and put in something
new and beautiful.

Freshen up the whole face
of this and the entire house,

making it look beautiful

and worthy of being
a great short-term rental.

Okay, Cassidy, let's start
with Brock's house.

We've gotta pick the tile
for the half bath
on the first floor.

So, I want it to feel
like it was always
part of the house,

because this is
a brand-new space.

And so, I thought
this wallpaper would be,
like, really whimsical.

[Cassidy] I love
that paper so much.

It feels kinda like
the neighborhood.

- It, like, perfectly matches
the neighborhood.
- [Tamara] It does.

- [Cassidy] Like,
I wanna live there.
- [Tamara] I know.

Like, each one
of those little houses
looks so charming.

[Cassidy] I know.

And then the light
feels like it's old,

so I want the floor to have
that same, like, old vibe,

- like maybe somebody put this
in 50, 100 years ago, right?
- [Cassidy] Yeah.

So what tile did you bring me?

Well, I brought some options.

[Tamara] Let's see.

- [Cassidy] Kind of different.
- [Tamara] Mmm-hmm.

[Cassidy] Each one's
different and unique.

Hmm...

I mean, I like this one.

- The colors are good.
- [Cassidy] Yeah.

[Tamara] But I feel like
it might be too busy.

This one's fun.

- [Cassidy] I loved that one.
- [Tamara] I do too.

You know, it looks old
and could be original
to the house.

Like, this one's really good.

- I mean, I kinda like this
because it's the same colors.
- [Cassidy] Yeah.

[Tamara] I always love
a herringbone.

But I almost feel
like it's not quite right.

- [Cassidy] Yeah.
- [Tamara] I mean, the colors
of this are really nice.

But I kinda feel like
this feels like it might've
been there forever.

- [Cassidy] Yeah.
- Just like, timeless, classic.

- [Cassidy] I love it.
- [Tamara] I think
that's the way to go.

- What color grout?
- Let's do black.

- Make it bold.
- Yeah.

[Tamara] Awesome.

[Tamara] As I pulled up
to Brock's house today,

I've noticed, "Wow, the porch
has been ripped off,"

which, we did that.

But now, they got
all the stone pulled out.

They've been digging it up,

so they have a really good
foundation for the new porch.

But I know new windows
are going in.

There's lots happening.

I can't wait
to see what's inside.

Whew! It's windy out there.

Yeah, it's a little chilly
this morning.

[Tamara] This is
looking good, though.

We've got all these
windows boxed in.

Yeah, we're gonna remove
these windows,

because we're doing
our new kitchen layout here.

- Okay.
- We're gonna put
this window in today.

- All right.
- And then,

we'll put the other
two windows in in the front.

- Okay, let's get it in.
- Okay, let's get it in.

This house was built
in the early 1900s,

so these windows were
original to the house.

They had really been crumbling
for a long, long time

and needed to go.

Putting in new windows
is so important.

One, because the house
really needs it,

but two, they're
more energy efficient.

This is
an investment property.

He needs to make money on it.

Look at that! Spring-loaded.

[Josh] Excellent, yeah.

Okay.

Well, these are
about a million times nicer...

- Absolutely.
- ...than what was here.

- It's gonna be
so energy efficient.
- Absolutely.

Somebody's gonna be
really happy in this house.

- Hey, Cassidy.

I've got Dad coming over today
to see Brock's house.

[Cassidy] Oh,
he's gonna love it.

- [Tamara] Isn't he?

So, do you know where
we're at with everything?

So, tile's been ordered,
wallpaper's ordered.

[Tamara] Okay.

Well, I think we're
getting ready to frame.

- [Cassidy] Oh, wow.
- Like, I think they're
starting that today.

That's why I'm running
down there.

I just wanna make sure they're
framing the right things

[chuckles] and that
we don't get off track.

- [Cassidy] That's amazing.
- Yeah.

This hydrangea is fighting me.

I did make it down here.
How are you?

Good. Look at this.

A 1910 Shirtwaist, Dad.

I ripped that whole porch off.

- All by your little self?

'cause you weren't here
to help me.

We've changed out
all the windows

except for this one.

That's the last one
that needs to go in.

And then, we've got
all of the layout figured out.

Everything's been demoed out.

Now we're getting ready
to start framing.

- You were lucky
and you got out of the demo.
- Right on time.

I'm right on time.

- You dipped out
on the demo, Dad.
- [laughs] Dipped.

[Tamara] We're
at Brock's house today.

I brought Dad along
to see the progress,

and he's seeing all the demo
and the fun that he's missed.

But we're gonna
get him involved
in some framing today.

- Really?
- I'm gonna make you
work a little bit.

Okay. I think I can handle
some framing.

- Just a little? Okay.
- Just a little.

Look at this.

It's gonna be
a short-term rental.

[Ward] Oh, my gosh.

[Tamara] So this is
a nice, big, open space

- for like, a living room,
TV kind of thing.
- This is a nice, big space.

It really is, and we got rid
of this wall that was here.

But over here,
let me show you the kitchen.

We're gonna have a peninsula
that comes out here.

The sink's gonna go there,
stove, fridge,

and then a bathroom over here.

- Hey, Josh.
- Hey, Tamara. How are you?

Good. We're here to help you.

Excellent, yeah, we're gonna
get some framing done today.

[Tamara] The framing
we've gotta do

is build this bathroom.

So, we're taking up space
out of the kitchen,

and it's gonna give us
an "L" shape.

This kitchen's huge now,
with all this open space,
so it works.

- Okay.
- Way to go.

this project near Downtown

made me wanna take my family

and it has great food.

questions about it.

I'm meeting up at Dad's house
with Steve and Dad

because I have this idea

for a really cool
mirror project

at Brock's house,

but I need to make sure
it's executed right.

So basically, what I wanna do
is have this mirror

in the entryway at this house,

and then I'm gonna
hang these frames...

...like, on top of it.

So, we have
these legs to build.

We have gussets to build.

We have a lot of work to do,
my friend.

This is no small project.

This is a piece of cake.

[Tamara] I'd seen mirrors
and frames layered on it

in a big, old hotel one time,

and I've been
thinking about it

and trying to figure out a way

to incorporate it
into this house.

Is it straight?

As an arrow.

[Tamara] While Dad and Steve
are building the frame
for this mirror,

I can be spray-painting
all of the frames

and getting those prepped.

My plan for this
is to put it in the entryway,

right when you walk in
the front door.

So it's more of an art piece
than an installation.

I'm excited to see
how it works.

Okay, I got mine done.

Oh, so this is what
we've got today.

Yeah, filling the deck.

I like it. All right,
what can I do?

- Let's get it done.
- Yeah, let's jump in.

One of the best things
about a Kansas City Shirtwaist

is the front porch.

These communities were built
around these homes

where everybody hung out
on the front porch

and talked
with their neighbors,

and I knew we had
to replace and put in

a really great front porch
for this house.

So I know this is a huge
and really good investment

for this property.

Usually, Dad's here helping me
with all these projects,

but he's out gallivanting
around with Mom,

celebrating their 50th anniversary.

I'll give him a pass
this time.

There's plenty more
for him to do inside.

we got that done.

and start running
some decking.

Sounds good.

This is gonna be a great deck.

- [Josh] Yeah, I think so too.
- A little better than the one
that was here.

moving along quickly.

The entire house
is being painted,

and on the inside,

the drywall's
getting installed.

Wow, the deck looks amazing.

I love the contrast.

The dark, the gray...

Looks so fresh.

I'm over in Hyde Park
at Brock's house,

and it is looking so good.

The deck is finished.

It's painted a deep brown.

The house is painted
a really beautiful gray
with white trim.

It's just looking so good.

Paint is looking good.

And inside,
we're getting lots done.

We've got the painters here,

getting all the walls
and trim painted,

and the wallpaper guys
are getting everything prepped

for me to get
this half bath done.

How's it looking in here?

That's looking real good.

For this half bath,

I chose a really fun wallpaper

that just reminds me
of the neighborhood.

I know there's some
Eiffel Towers on it,

but the houses are cute little
brownstones and Shirtwaists

that just feel historic,

just like this house.

All of the details that
I selected for this house
feel historic,

but also complement
all of the character

an old house like this has.

Ugh, wow.

It's gonna be so cute.

Steve, what are you doing?

[Steve] I'm acting
like a floor installer.

[Ward] I'm here
at Brock's house today,

and we're gonna
install some flooring
in the living room.

- We gotta get this
living room done.
- Okey doke.

These are
engineered hardwoods.

This kind of flooring has
a great budget-minded appeal.

It has durability.

It's attractive.

It goes in fast,
reducing labor.

They're really solid.
They last a long time.

It's gonna look fabulous.

Oh, yeah. That looks good.

Tamara wants to add
a bit of vintage

to her client's
short-term rental.

So, she found this
old wooden table

that needs some cleaning up.

There's some little,
minor scratches.

I'm gonna sand it
very lightly...

...and then give it
a fresh coat

of oil-based wood polish.

We may be adding
a lot of new to this house,

but we like to keep some
of the old with it, as well,

and this is gonna
look fantastic.

[Tamara] We've got
a lot done at the house.

The kitchen cabinets are in,

and the lights
are being installed.

I can't wait to see
how they look.

Oh, the cabinets
are in. [sighs]

Lights are up.

Well, this isn't gonna work.

This is not supposed
to be there.

When I came into the kitchen,

I immediately noticed
there was a problem.

One of the cabinets
is not supposed to be there,

and it wasn't
part of the plan.

It actually hits the lighting,

so that's gonna have
to come down.

The original plan was
to have all open shelving.

But I think something got
lost in translation,

and we ended up
with some uppers.

So we're gonna take
this one cabinet down,

put some open shelves
up by the fridge.

And now, we're putting
in the countertops.

For the countertops,
we went with a bright white

that has a little bit
of a textural effect in it.

But it's a solid surface
that's super easy to clean

and really durable.

Since this is
a short-term rental,
that really matters.

Looking good.

This'll be really nice.

We could get
three barstools here, easy.

This'll work.

- Hey, Tamara.
- Oh, just in time, Dad.

This place is looking
pretty good.

It's coming together okay.

I'm so excited,
because Phase 1
of Brock's house

is ready for staging today.

Dad came over to help me,

because we have
a lot of furniture

and accessories and artwork

that needs to get loaded in,

and I need extra help.

Let's get these chairs.

I brought in the modern pieces
of furniture that are new,

and I had Dad fix up
an old end table

that brought
a little bit of the old,

so it just has that whole,
well-rounded look
I was going for.

These armrests
are kinda slick.

- I know. They're actually
really comfy, too.
- Are they?

Go to this one
so you can see the art.

Tell me which one to put.

This one,
I kinda like the colors.

What do you think?

It's a little bland
with all the other white.

I like that much better,

and it has pink in it.

- You should love it.
- [Tamara laughs] I feel
like we found the one.

[Tamara] Phase 1 is complete,

and now we just have
a few finishing touches

before Brock comes over
to see the progress.

I can't wait to see
what he thinks.

From top to bottom,

this 1910 Shirtwaist home

has been given
a major facelift.

This home was
the worst on the block.

The stairway up to the house
was crumbling

and not safe to walk on.

We repaired the stairs
all the way from the curb up,

and made everything look
bright and fresh.

The paint was an ugly
olive green that
was dull and lifeless,

and the siding
was withered and cracked.

We repaired all
of the rotten siding

and painted the entire house
in a deep gray

with pure white trim,
giving the house a fresh,
21st century appearance.

Before, the porch
was literally falling apart.

Now, it's a beautiful porch
in a chocolate brown finish.

The windows were original
from 1910.

They were a beautiful feature
when it was built,

but they were past their prime
and falling apart.

We upgraded the house
with double-paned
vinyl windows

in a fresh, bright white.

Okay, come on in!

Oh... my gosh.

This place looks amazing!

Totally different, right?

It was completely closed off,
and now you can just see

throughout the whole
main level.

When I first saw this home,
it was a typical Shirtwaist.

Sectioned off with an entry,
a formal living,

formal dining,
and a tiny kitchen,

creating an open floor plan
here instantly upped
the appeal of this home,

because you can now
see from the front door

through the living room,
all the way to the kitchen.

I absolutely love
these floors.

They're absolutely beautiful.

They really do brighten
and lighten the home up,

- but still has
that historic charm.
- Yeah.

[Tamara] The floors had holes
and cracks,

and not really a floor
to speak of.

Now, we have beautiful
white oak floors,
throughout the home.

Dad and Steve helped me
build this beautiful
sculptural mirror piece.

It just kind of adds
to that historic charm
of the house.

[Brock] I love it,
it's very unique
and it's a nice focal point

when you walk
in the front door.

And then in
the family room here,

we added a fireplace
where we took one away.

- Mmm-hmm.
- And it just adds
to that warmth and charm.

- [Brock] Great.
- [Tamara] It's really fun,
isn't it?

- [Brock] Yes.
- [Tamara] It just adds a lot
of character to the space.

- [Brock] Yeah.
- [Tamara] Before,
there was a fireplace

that had been
non-functioning for years,
with cracks everywhere.

We removed all of that,
and we were able to add in

this electric fireplace
that gives the warmth
and look of a fire,

but makes it super easy.

It's definitely so open,
inviting, I mean,
it's just... just beautiful.

[Tamara] Before,
this living room
was dark and dated.

Now, it's bright and spacious
and a perfect way to welcome
people into the room.

And then, over here,
I added another little touch
of vintage

with this side table.

This is something I found,
Dad helped me get it all
cleaned up.

It just adds the vintage
next to the modern.

[Brock] Yes,
I love the character.

All right, let me show you
the kitchen.

If you remember,
we had a whole lot
more windows in here.

And I know it was a stretch
to close up so many windows,

but I think you'll agree
that it makes the space feel
so much larger.

Yes, I would've thought
that we lost
all the natural light

with removing these windows,
but it looks great.

I mean,
everything's still so bright.

[Tamara] Originally,
the kitchen area was also
gutted down to the studs,

and had way too many windows
that were falling apart.

Now, we've got a new,
bright countertop,

beautiful cabinetry,
and it's open and spacious.

Perfect for welcoming guests.

Having the window
over the sink,

centered, really feels
more intentional,

and closing this up
gave us a focal point
for the kitchen,

all the way
from the front door,

and I think that really
changes the whole
vibe of it all.

I mean, having just shelves
up here versus a cabinet,

I think was a great idea,
I mean, it just really keeps
the open flow going.

And people can sit down
over here,

- so all the conversations
can flow easily.
- Absolutely.

We added floating shelves
above the backsplash

to keep the space feeling
open with minimal uppers,

only in the corner.

We added an overhang
on the peninsula,

which created more seating
in a great area for gathering.

We topped off the peninsula
and sink area
with gold pendant lights

in keeping with our gold theme
throughout this house.

Then, on the other end
of the room,

near the backdoor,
we created a new eating nook

that will be perfect
for vacation rentals.

And, we flanked the table area
with two gold sconces,
and one overhead pendant,

keeping the design cohesive
with the kitchen.

Now that we've opened
everything up,

there's plenty of eating area
at the countertop,

the eat-in kitchen area,
so vacationers
can enjoy the space.

All right, let me show you
this cute bathroom.

So, we were able
to reconfigure this,

and turn it into
a really fantastic half-bath.

Take a peek!

Oh, my gosh. This is so cool.

[Tamara] Originally, there was
a butler's pantry

that served no real purpose,
and led to the back staircase.

We closed that up,
and gave ourselves

the space to create
a half-bath for this floor.

Usually, I'm really scared
of wallpaper

'cause I can remember
my parents always
having to take it off,

and how difficult that was,
but this is really nice touch.

- It--
- And the sink is amazing.

And I designed this bathroom
to have a fun, downtown vibe,

with this wonderful wallpaper
that looks like

historic brownstone
homes lining the street.

Just like this street.

We added a floating
period-style sink,

and installed an octagon
mosaic-patterned floor
with black grout.

Exquisite.

For this home,
I really wanted to stay

a renovation budget
of $150,000.

I spent $90,000 renovating
the first floor,

open concept,
and the exterior.

That leaves me with $60,000
to renovate the second
and third floors.

And, we're planning to finish
it up in four weeks.

on phase two!

For phase two,
we're going to focus
on the main bedroom,

the main closet,
and the main bath.

there's plenty

even though it's been

complete the ceiling

We, um, we were actually
planning on turning it

with the space that we have.

a short-term rental,

I think having the second
bathroom is very valuable.

You definitely need

What I'm thinking about is,
you wanna incorporate
a second bath that's full.

So, if you get
a bathtub in here,

you get a glamorous bathroom,

and all you need
is a shower in the next one.

[Tamara] In the main suite,
we'll create a larger walk-in
closet with a seating area.

For the bedroom,
we'll install new,
white oak floors throughout.

And, we'll paint the room
a deep blue
with crisp white trim,

and we'll top it off
with a modern light fixture.

In the main bathroom,
we'll add new tile throughout,

with a bold, accent wall
in the shower.

Then, we'll add a mirror,
and a new light fixture

over the antique,
freestanding sink.

Next, for the new
guest bathroom,

we'll add a fun,
penny tile floor

set against a classic white
subway tile for the shower.

Then, we'll surround the room
with wainscoting painted
in a deep navy blue.

to begin with,

and having a bunch of guys
in here getting a demo done,

it's a little tight,
but once we get this out...

I'll really have a good idea
of what this space can be.

It's a lot of work
to do all this demo,

and those walls with
the plaster and the sheet rock
and the lathe, it's real hard.

But, we're making the most
out of the square footage,

adding another bathroom
in the house is a great
return on Brock's investment.

So, what are we picking today?

- A wallpaper for Brock's
guest bathroom.

I mean, I like the sheen
of this.

and we are really seeing
things take shape.

The main suite of this house,
it's got a huge

and it's just a nice space.

When we get finished
with this main suite,

it's gonna be a simple design,
but a really great investment
property for Brock.

Eleanor, so I am working
on a house downtown.

It has this really cool
loft area,

- And it's kind of like
a kid's fun place.

And so, we found this desk,
and I thought you
could help me

pick where
to put the stencils.

- So look how cute these are.

whole loft area in
the upstairs of Brock's house.

Families are gonna rent this,
and kids are gonna
love this space.

My thought is to do
a really pretty,
old-world looking stencil

with birds and flowers
and just make it feel

like this chair could've been
in the house all along.

any blue show.

these projects with Eleanor,
it's so fun.

the main bedroom
of my Shirtwaist home.

Since this house is in
a fun, active neighborhood,

I wanted to pick a color
that would be attractive
for potential renters.

There's tons of natural light.

It can handle a dark color
like this,
and make an impact.

an upside down peacock,

and its beautiful feathers
and lots of grey
and blue tones

This paper complemented
with the nice, beautiful
subway tile in the shower

is gonna be so stunning,
but underneath
all of the paper,

is a really beautiful
penny tile
in a floral pattern.

I feel like this bathroom
has this vintage vibe

that fits the house perfectly.

We got this bathroom done,
now I'm moving on
to upstairs.

[Matt] We start right here
on this edge.

Upstairs, we have
a third story,
which is a bonus space,

with these really cool
built-in beds in each
of the dormers.

I wanted to wallpaper them
a fun pattern

that could be really used
for anybody.

What a cute bonus space.

Make you wanna hang out
up here all day.

[Tamara] I'd want to hide
up here for sure.

Guys, it goes on
that far wall, there.

We're here at Brock's house,
and it is finally staging day
for phase two.

- How is that?
- [Tamara] Perfect!

This is the main bedroom
of this house.

We wanted it to feel dramatic,
but since this
is a short-term rental,

we wanted it to feel
inviting at the same time.

That looks good.

Since we have such
a great, dark backdrop
to everything,

I went with lighter toned
furniture to make it feel
really bright and inviting.

- It looks good.

That black goes really well
with this dark blue.

My overall plan for this
1910 Shirtwaist home

was to give it a facelift
from top to bottom.

I wanted it to reflect
the classic vintage vibe
of this Hyde Park area.

From the minute
you enter the house,

you're welcomed
to a grand entryway

and a spacious open concept
with modern and classic.

With a modern kitchen,
eat-in breakfast nook,
and a new half-bath.

Now this home looks like
it belongs in
this historic neighborhood,

and it's ready to rent
to potential guests.

All right, let me show you
the main suite.

Oh, my gosh.
This is so different!

[Tamara] Originally,
this was a huge open box.

We switched things up
a bit to make it a more
furniture friendly space.

We painted the room
a deep navy and white,

and then with
the white oak floors,

it feels like it fits
the rest of the home.

It's great. I... I love
the navy blue.

It... just kind of matches
the cabinets downstairs.

It really does.

We tried to keep
that theme going throughout
the whole house,

is that little bit
of blue here and there.

And, we added
this stunning light fixture
that has so much light

because it has so many bulbs,
and really brightens
everything up.

Yeah, it's very cool.

And if you remember,
this room used to be
significantly whiter.

We added this closet.

And take a peek how much
bigger it is.

[Brock] Oh, my gosh. How cool!

Because we had extra
room in the bedroom,

we created this big
walk-in closet

that will satisfy any
new customers with plenty
of room to spread out.

You can never get enough
closet space.

Absolutely. Check out
the bathroom.

[Tamara] All right,
take a peek at the bathroom!

[Brock] Oh, this tile is cool!

[Tamara] Before,
the main bathroom
was a total disaster.

The house had been sitting
idle for years,

and the layout was anything
but functional.

We gutted it, and decided

that with a little ingenuity
or creativity,

we could actually create
two full baths,

and give the main bedroom
a proper ensuite.

With a full walk-in shower,
a beautiful mosaic tile
on the back,

and plenty of space
to get ready.

Well, I love it,
but I think the, uh,
guests will appreciate

having a private bath,
and then maybe their kids
are in the other bath,

so I think it'll work well
and I appreciate that.

Absolutely. Let me show
you that other bath.

All right, I warned you
there'd be more wallpaper,

and this is definitely bold.

I like it! I really do.

I love how the navy theme
is going throughout the house,

and this really
does look good.

It's always a good investment
to add a bathroom to a home.

We decorated the new bath
with a navy blue wainscoting

with a bold,
scalloped navy wallpaper
up to the ceiling.

Then, we added a custom basin
for the sink,

and installed a subtle,
floral-patterned tile floor
in blue and white.

It's... It's beautiful.
I mean...

The vanity's great,
the tile's great,

I mean, this...
This looks amazing.

Between the main bedroom
and the two bathrooms,

we've added a ton of value
to this home,

and added that character
and charm we were looking for.

All right, so this attic space
was such unused space,

and now it's so... fantastic.

This room is amazing.

I mean, I think this brings
so much value,

I mean, you have two
different places to sleep,

you have a little
congregation area,

- I mean, how cool
for kids up here?
- [Tamara] Absolutely.

The third floor was completely
unused space.

Now, we've created a loft area
that's going to be enticing

for potential renters,
because it's so charming
and interesting.

We converted the attic space
into an activity room,

complete with two dormers,
filled with platform beds

to give more sleeping space
for potential renters.

You can bring a huge family
to this home,

and everybody's gonna
have their own bed.

And then,
this is a fun
little desk area.

My daughter and I
had a great time
stenciling it.

She was learning how,
she's never done it before,

so, we stenciled on
some birds and flowers

and just made this feel
like it fit the room.

Yeah, I need to get my kids
to sit down and study
in that desk.

That's a good idea.

Adding this living space
on the third floor

increases the potential
resale value,

but, it also sleeps
so many more people

that as a potential renter,
you can bring
all your friends and family.

Well, I think phase two
finished up really well,

I love this space,
and I think
you're gonna have

a really easy time
renting this out.

Oh yeah, Tamara,

1910 Shirtwaist project,

we gave the weathered,
old exterior a major overhaul.

- Oh, my gosh.

[Brock] I mean, look how
open it is, now.

- Yeah, no kidding.
- Oh, my gosh.

Inside, we renovated
the entryway,
took out two walls,

and put in a header to create
an open concept.

Wow. Feels so much
bigger in here.

I love this countertop.
It's beautiful.

We designed a completely
new kitchen layout

by removing windows,
installing custom cabinets
and quartz countertops,

with an eat-in kitchen area
perfect for entertaining.

Oh, my gosh.
I'm obsessed with this wall.

And finally,
we built a brand new half-bath
for the first level.

- Check out the main suite.
- Wow!

Oh, my gosh, it's beautiful!
I love it!

In phase two,
we gave the main bedroom
a complete makeover

by closing up the loft above
and adding a rich, navy blue
on the walls.

Wow. This is
a beautiful bathroom.

For the main bath,
we created a modern
and luxurious walk-in shower,

complemented by an antique
style blue vanity.

Wow, I like this
walk-in shower. It's great.

Oh, my gosh.

- It's, like, the wow factor.
- [Brock] Yeah.

For the guest bath,
we added wainscoting
around the room,

and topped it off
with a blue and white
vintage-style wallpaper.

Oh, my gosh.

[Brock] Isn't this such
a fun space?

Wow, how fun!

For the third floor
activity room,

we created a fabulous
bonus space with two
alcove bed spaces.

Awesome, so when
can we rent it?

You better reserve
it quickly, okay!

[Tamara] We spent $90,000
on phase one renovations,

and $60,000 on phase two.

With purchase and renovation,
that's a total
of $180,000 invested.

And a potential resale value
of $400,000.

Overall, the renovation
on this 1910
Shirtwaist project

has restored this property
on every level,

so that it can compete
in one of the most

coveted neighborhoods
for short-term rentals
and vacationers.

And I have no doubt
Brock will have a busy
season ahead.
