Let's get after it.
All over Kansas City,
there are neglected mansions
that can be bought
for a bargain.
The worse they start,
the better they end.
- Whoo!
- It just takes
a little imagination
and a whole lot of hard work
to bring these tired houses
back to life.
- This is fabulous.
- Oh, wow.
[Tamara] With my dad
Ward by my side...
It's so beautiful. I like it.
[Tamara] ...we're helping clients
design and transform
these houses...
- I'm in heaven.
- [laughs]
[man] I love it.
[Tamara] ...into stunning
forever homes.
My next clients,
Ryan and Reagan,
live in Olathe,
which is a suburb
of Kansas City.
It's only 20 to 30 minutes
outside
of downtown Kansas City,
so it's really easy
to get everywhere,
but it still has
that small town appeal
that a lot of people
are looking for.
The houses are huge.
Homes in this area can count
for well over $1 million.
Ryan and Reagan
got their house
at a foreclosure for a steal.
They started the reno
and the demo for the house,
but they wanted
some help with the design,
so they called me in
to see if I could help out.
I'm excited to see
what they've got.
Hey, guys!
How's it going?
Good, Tamara.
How are you?
[Tamara] Wow.
This is really beautiful.
- [Reagan] Thank you.
- [Ryan] Oh, thank you.
We're Ryan and Reagan,
and we've lived
in Olathe, Kansas
for six years.
[Reagan] We met 18 years ago.
I had finished the bar exam.
Ryan was an undergraduate.
- [Ryan] Yep.
- [Reagan] We got married,
and we were blessed with
our little red-headed baby
- almost four years ago.
- [Ryan] Yeah.
I grew up
in the house behind us.
[Reagan] His dad
said, "You know,
you guys should really look
at the house in front of us.
It's gone into foreclosure,
you're probably
gonna be able to get it
for a really good deal,
so you should go look at it."
- [Ryan] It needed
a lot of work.
- [Reagan] Yeah.
[Ryan] When we
took possession of it,
there was raccoons
living in the attic,
and it was a whole ordeal.
Personally, you know,
we just don't know
what to do with it...
- [Reagan] Yeah.
- [Ryan] ...and so,
that's probably
where we need
a little bit of help.
- And that's where
Tamara comes in.
- Yeah.
Okay, so is this
the best part,
- or is this the best part?
- [Reagan] Well,
this the best part,
but we like this part, too.
[Tamara] This is
a Tudor-style home
built in 1977.
It's 5,700 square feet,
with four bedrooms,
and four and a half bathrooms.
Ryan and Reagan
bought this house
for $420,000
at a foreclosure,
which was
an absolute bargain.
They've set
a renovation budget
of $110,000.
Wait, how many acres is this?
- This is about 10 acres.
- [Tamara] How long
does it take to mow?
[Ryan] It takes
about two hours to mow.
- [chuckles]
- That's the only down side,
is the mowing.
[Tamara] Tell me, like,
what do you need to do
for the outside?
[Reagan] Kind of redoing
the landscaping,
maybe some work
around the sidewalk,
just an overhaul
of the front of the house.
[Tamara] I agree.
I feel like it looks like
your driveway and sidewalk
are pretty worn and cracked.
What do you think
about replacing all of this
with new concrete,
and maybe a stamped pattern?
- I couldn't agree more.
- Awesome.
So, obviously the front porch
needs a little bit of work.
How are you feeling
about the front door,
'cause I'd love to see it
look a little bit more in line
with the Tudor-style house.
What I don't love is
I don't love, kind of,
the gold accents
that you see on there...
- [Tamara] Yes.
- [Reagan] ...and what
I'd really like to see is
something that has
a little bit more glass in it,
- to bring a little bit
more light into the house.
- Okay.
Awesome. Well, we can
definitely make that happen.
- Can I take a peek inside?

This project will be
in two phases.
For Phase 1, Ryan and Reagan
plan to focus on the entryway,
the great room, main hallway,
and main bedroom.
Oh, this is a lot of space!
It's a great two-story room
that we really
didn't use a lot.
[Tamara] Why not?
[Reagan] Well, we have
a living room downstairs,
and we have our sunroom,
which is what we use
most of the time.
- [Tamara] Yeah.
- [Reagan] And so,
this space really kind of
became just a space
that we walked past.
- It's a great room, though.
- Yeah.
[Tamara] Let's talk
about this entryway.
- This is really pretty.
- [Reagan] I like
the staircase.
I do think it still fits
with the style of the house.
The banister's maybe
a little bit dated.
[Tamara] I think
we could create
an intentional space here
- that's separate
from the living room.
- [Reagan] Yes.
I'm not a big fan
of the white trim
that kind of creates
that two-tone look
in the house.
My first thought is that
you said "two-tone,"
- so let's make it one tone.
- Okay.
[Tamara] I'd like to update
the old chandelier
with something
more modern and elegant,
and I'd love to put
some grass cloth wallpaper
in the wainscotting.
- Perfect.
- Nice and easy.
- I like that.
- Okay, so tell me now,
there's a lot of tape.
It's like a crime scene.
[Ryan] Well, originally,
that was carpet,
and this was tile,
- and where the two floors met,
it was not quite even.
- [Tamara] Hmm.
So, our hardwood floor guys
had a little bit of work to do
to make sure
that everything's perfect.
What's happening
with the fireplace? It's...
- That's a great question.
- [Regan chuckling] Yeah.
[Tamara] ...an interesting,
um, hole.
My guess is something dead was
supposed to hang up there.
I think that's what it was
originally intended for,
was for a mount.
So, we're not keeping that?
- I would vote it down.
- I really would like
to see something
more updated, or modern.
- [Tamara] Okay.
- [Regan] I'm not necessarily married
to the idea of the brick.
[Tamara] That's
a really tough thing
to just fill in,
so are you open
to covering this,
or pulling this down
and starting from scratch?
We're absolutely
open to suggestions.
Okay. How about these?
How are you feeling
about the bookcases?
[Reagan] They're
a little bit too traditional.
I totally agree.
They're just...
They're just dated.
- Yep.
- [Tamara] I'd love
to see them disappear.
Okay. And I definitely
want to update
this chandelier as well,
to match the entryway.
- Gotta go.
- [Tamara] Absolutely.
So, what other parts
of the house
are you interested
in fixing up?
[Reagan] I think
we'd definitely
like to have you take a look
at our main bedroom.
- Let's take a look.

[Tamara] For this hallway,
what do you think
about adding some wallpaper,
for a little personality?
[Ryan] That sounds great.
- [Reagan] Yeah.
- [Tamara] Yeah?
Tamara, here is
our main bedroom.

I think it's fair to say
we play it pretty safe.
And the color is telling.
[laughs]
- [Reagan] Yes.
- Obviously,
it's very plain right now.
Yes. It is a little bit plain.
What are you thinking in here?
Are you wanting
to do hardwoods in here?
I think we are carpet people
in the bedroom.
Okay, so,
keeping the carpet
but livening this up.
So tell me what direction
do you see the style going?
[Reagan] We are
looking at, maybe,
what is the color scheme
in here?
[Tamara] How would you feel
about something
- more bold for the walls?
- [Reagan] Yes.
Something maybe
a little bit more exciting,
a little less plain?
How do we feel about
the light fixture/ceiling fan?
We are definitely
open to updating.
[Tamara] Maybe put in
a more modern light fixture,
with some wallpaper
in that ceiling recess
- to add texture?
- [Reagan] Yes.
I think the other thing is,
we were looking for,
kind of, what do we do
with the wall
that the bed sits on.
[Tamara] How would you feel
about creating an accent wall
- behind the headboard
of your bed?
- [Reagan] Okay.
[Tamara] It would definitely
add some character
to the room.
What I want
to really pick up in here
is that it's a place
that we can come,
and that we enjoy,
- and that it's not just
this plain Jane atmosphere.
- Yes.
I think we can definitely
take that and fix it.
- All right.
- [Tamara] All right.
In the entryway,
we'll add grass cloth
wallpaper to the wainscotting
for some texture.
Then, we'll paint the walls
a soft white.
Next, we'll install
new, modern chandeliers
that will continue
into the great room.
In here, we'll take out
the bookshelves,
and update
the entire fireplace.
For the main hallway,
we'll put up
a whimsical wallpaper,
then, in the main bedroom,
we'll create
a feature wall with trim.
and paint the entire room
with a rich navy blue.
Finally, we'll add wallpaper
to the ceiling,
and top it off with a sleek
and modern light fixture.
Okay. Well, I'm excited
to get started.
We're really
looking forward to it.

It'll be really fun.
We'll use $50,000
of their budget for Phase 1.
We've set a timeline
of five weeks to get it done.

There are a few
to get rid of, yes.
There's not
a whole lot to demo,
but they do have
these ugly bookcases
that have got to go.
- I think we've got some porch
to demo today, too.

My plan for this porch,
I'm gonna go big...

Do you have

So, what are we working on?
[Steve Frasher] We are working
on the fireplace
for Ryan and Reagan.
Okay. The most reasonable
price point is, I would say,
- doing a precast stone.
- I agree.
She said she wants
bright and airy.
I can do a cast limestone,
and just cover
the entire thing.
Okay. What color?
The walls have a slight touch
of gray-blue to it...
- Okay.
- [Tamara] ...so if we do
a bright white,
then I think it'll feel
like there's some contrast.
- It'll pop from the texture
more than anything.
- [Steve F] Okay.
Let's do a quick drawing,
- so that I know
what you want, right?
- Make sure.
So, we're gonna do
stone on the bottom?
[Tamara] All the way up.
To the 20-foot ceiling.
Simple and clean.
I think she'll love it.

I didn't drive
all the way out here to fish.

Well, there's a lot
of caulking around the edges.
They didn't put
any screws in it,
- but they caulked it in
really well.
- [all chuckling]
I brought Dad over
to Ryan and Reagan's house
because I'm anxious
to get this door out,
because it's an original
to this house,
and it definitely dates it.
Overall, the outside
is really pretty.
but that is the piece
that's just gotta go.
- Here we go.
- [Tamara] All right.
I like this.
I'll go sit by the pond.
Gotta have a good front door.
- Curb appeal is everything.
- It is.
Well, we got it done.
[Adam] Now we've got to
fill it out on the edges,
'cause this door's
a little narrower
we're putting in.

You messed with it
for half an hour.

I'm excited
for this new front door.
It's actually
the exact same front door
I have on my house.
- [Ward] Really?
- [Tamara] Yeah.
I've got a Tudor-style house,
and this is a Tudor.
And it's going to let in
so much more light,
which is exactly what
Ryan and Reagan asked for.
It's gonna look perfect.

All right.
Look at that.
Think we got ourselves a door!
- Looks good, yes.
- Good job, guys!
Very nice.
- [Tamara] This is
gonna look great.
- [Ward] Yeah.
[Tamara] I'm at Ryan
and Reagan's house,
and I'm so excited to get
this bedroom painted today.
This blue is one
of my favorite navy blues.
It's calming.
It feels relaxing.
It's really elegant
in the space.
Ryan and Reagan felt
their bedroom was
really lackluster,
and needed to be upgraded,
so I designed
a simple feature wall
that not only
breaks up the space,
but gives it
a nice, modern flair.
I'm over in Merriam, Kansas,
heading to my favorite
cabinet and woodworking shop,
where my son, Bobby,
is working over the summer.
He's helping me build
a custom side table
for the sofa,
for my Olathe project.
- Bob!
- [Bobby] Hey!
- How's it going?
- Good. And you?
Good. Look at this.
I sent over the plans
to do a table
that comes up
over the sofa,
so that they can set
their drinks on it,
sit, relax, and enjoy.
This is such a huge space.
I thought this would be
a fun way to make it feel
a little bit more interesting.
Bobby, show her.
You prepped all this birch.
- Toward the end.
- Oh, yeah.
I spent
about the end of my day
just sanding all this down,
and getting the bark off.
I like the birch,
and I like how it really
has this nice movement in it.
It's gonna be beautiful.
I just wanted to add
a little bit more
of a natural element,
and having this birch wood
with a river of epoxy
running through it
felt like a great way
to bring the outdoors in.
Now, you're just gonna add
a little bit
of your pearl coloring.
I decided to go
with a pearl white epoxy,
so that the white elements
throughout the space fit
the natural elements
of the birch.
Put some more right here.
It's going
a little bit more that way.
[Tamara] The epoxy gives
the appearance
of a flowing river.
It's like creating
an original piece of art.
but it's a table.
Oh, this is gonna be
really pretty.
[Bobby] It's gonna look nice.
As a mom, it's really fun
to see all of the excitement
over small things,
big things,
and getting to work with him
is even more fun.
So, I'll just leave it
to you guys,
let you finish it up,
and leave you to your work.

Tamara asked me to come by
Ryan and Reagan's today,
and get started working
on demoing this driveway.
This driveway is sunk
in various areas.
It collects water.
It's cracked all over.
The cement covers
about the first 30 to 40 feet,
and we're just gonna
clean that up,
and make it look
a little better.
The front sidewalk
is also old and damaged,
with cracks everywhere,
so we're gonna need
to remove all that,
and give Ryan and Reagan
a brand-new sidewalk
that's going to have
a really nice
stamped pattern to it.
This is a big job.
I'm sure we're not
gonna get it all done today,
but we're gonna get
a good start.
[Tamara] Ryan's parents,
who live
right behind their property,
gave me a call and said
they had an old bench
that they're thinking
might work for their house,
so I'm heading out
to see what they've got.
- Hi, there!
- [Steve Davis] Hi.

Doing good.
- I hear you've got something
for me to take a peek at.
- [Janice] We do.
- [Tamara] Is it back here
in the barn?
- [Steve D] It's in the barn.
Tamara, this is what we found.

you might be able to use it
over at your project.

This looks really good.
I mean, what a cool bench.
It's something that's been
in the family for a long time,
because it did belong
to great-grandparents,
and then grandparents.
We thought, "Oh, this might
look good in their house."
I feel like it's
the perfect style, the look,
- and it's a great memory, too.
- Yeah.
[Tamara] Nobody's gonna get
their feelings hurt
- if I paint it?
- Not at all.
- No.
- Or if Dad paints it?
- No.
- [Tamara chuckling]
That might happen!
That would be
a good project for your dad.
- [all chuckling]

I'm excited to be getting
all of this stone off
at Ryan and Reagan's house.

The entire fireplace
is a ton of work,
and each piece matters,
but getting the arch
and the mantel just right
is kind of the key.
That's the part that's
right in your line of sight,
and you're gonna stare at it
every day, and every holiday,
so I wanted to make sure
it was absolutely perfect.
Oh, that much of a gap!
We'll grout
everything afterward.
[Tamara] Good.
Going with this faux stone
fit their budget
and definitely has
that light, bright effect,
and still feels really modern.
I'm so glad
I did my nails last night.
[Jack chuckling] Oh,
they look great.
If Ryan and Reagan
ever decided to sell,
the wow factor
of this fireplace will be
a huge selling point.

Progress is really
moving along.
We've gotten rid of
the dated, broken tile
on the front porch,
and we're adding
some new brick trim,
plus, we're well into
replacing the concrete
on the cracked driveway
and the front sidewalk.
And inside, the gorgeous
white stone fireplace
in the living room
is finished.
I'm at the house in Olathe
getting
the wallpaper installed
inside of the squares
of the wainscotting.
So, I wanted to make
this entryway
feel like an intentional space
when you first walk in
that is a little separated
from the rest of the room.
I chose to go
with a string cloth wallpaper,
because I wanted the texture,
and not a lot of pattern.
This is such a small space.
Putting a big pattern in there
isn't gonna look right,
but having, just, that linear,
basketlike texture
inside of the wainscotting
gives it
an added element of "wow,"
and it's an inexpensive way
to add a lot of drama
to an already
interesting space.
Oh! This looks awesome.
Ryan and Reagan
are gonna love it.
[Ward] Well, it's about time
you got here, old man.
[Steve F] Oh, I'm telling you,
the traffic, the heat...
Ryan's parents had a bench
that he gave to Tamara,
and she wants
to spruce it up a bit.
Tamara's plan is to put
this bench at the front door
as a place to sit down,
maybe take your shoes off.
[grunts] Yeah.
You're swatting me.
Oh, excuse me.
[Steve F] The color,
can you figure it out?
[Ward] Yep. Got it.
We're gonna use
this chalk paint.
I like it 'cause
it kind of gives it
a modern and an old feel
all at the same time.

[Tamara] Isn't this

a really fun day for me.

and I want Ryan and Reagan

This was really fun,
to be out here,
with Steve helping us,
and Henry, and the two of you.
We got a ton done,
and had a fun day.

[Tamara] Phase 1 is complete.
I just have
a few finishing touches
before I show Ryan and Reagan
all our progress,
and I can't wait
to see their reaction.
[Reagan] Wow.
[Ryan] This looks great.
[Tamara] When I first saw
this property,
it was clear a few things
needed some TLC.
The long walkway
from the driveway
to the front door
was old
and in terrible disrepair,
so Dad took on the task
of updating the driveway
and the walkway
with a beautiful,
stamped, concrete pattern.
This porch is exactly
what we needed.
Under the portico,
the stoop was
literally falling apart,
and the foundation underneath
was crumbling.
So we fixed the foundation,
added a step,
and put in a new
patterned brick design
that gives it a fresh look
while still matching
the exterior Tudor style.
The old, brown front door
needed a refresh.
We installed
a modern front door,
gave it a fresh coat
of black paint,
and it really pops.
Welcome home!
- [Ryan] Look at this place.
- This is amazing.
[Ryan] Wow, this is amazing.
The original entryway
had zero character.
The biggest transformation
was installing a beautiful
grasscloth wallpaper
in the wainscoting details.
- [chuckles]
- You came through with
a great grasscloth design.
[Tamara] I love
the texture it adds,
and it really makes
the wainscoting pop.
All right, and then
we have this bench.
Your parents, in their garage,
they gave me a call
and said they had something
they thought would be perfect.
I feel like
I recognize that bench.
It's been in your family
a while.
In every home, I like to add
a little bit of character
and personality,
and now we have
an inviting space to greet you
as you walk in the front door.
I never would've thought
of putting a bench there.
I mean, it kinda gives
a nice little moment
to the space.
All right, I wanna show you
the family room.
- Come take a peek.
- [Reagan] All right.
This is beautiful.
[Ryan] It looks fantastic.
[Reagan] That is a fireplace.
- [Tamara] It's a little
different. [chuckles]
- [Reagan] A little bit.
We love,
I love this fireplace.
When I first saw
this living room,
it was a cavernous space
and definitely dated.
The biggest problem
was the fireplace.
It's massive,
and is the focal point
of the entire space.
But the brick, the mantle,
and the giant cutout,
along with the old bookcases,
were not working.
So we removed the bookcases
and decided to cover
the entire fireplace
in a cast stone.
It brightens and lightens,
but it adds a lot of texture
to the space.
This totally changes the room.
[Tamara] Going
with the faux stone
really helped save
on the budget,
and it's bright.
It adds a lot of texture,
and I think is
the right way to go.
- I can't wait
to use it at Christmas.
- Oh, won't that be wonderful?
When you're looking up,
you can really see
what the goal was
with the lighting,
from the entryway
all the way through.
The lighting
throughout the space,
from the front door
to the fireplace,
was dated and misplaced.
The scale was off.
We had a ceiling fan
and a fixture,
but no balance.
We replaced
all the lighting in the room
with beautiful fixtures
that tie the entryway together
with the family room
to add a beautiful,
modern element to both spaces.
Keeping the lights
in a nice straight line,
I think adds to the symmetry,
but also the sculptural
element of them.
[Reagan] And I love
those fixtures.
- They are beautiful.
- [Tamara] Really fun fixtures.
Okay, let me show you this.
My son Bobby works
at a cabinet shop,
and he actually built this.
Another special touch
that I added to the space
was having my son Bobby build
a side table for the sofa.
It's custom-built.
I helped him a little bit
with pouring the epoxy,
and he sanded
for days on this.
- [Ryan] It's beautiful.
- [Reagan] I love it.
I love the different tones,
the different colors of wood.
It is beautiful.
- [Tamara] So, let me show you
the runway to your bedroom.
- [Reagan] I love it.
In a lot of homes, the hallway
is an afterthought
that people don't really
think through the design
and how much it ties
all the spaces together.
For this hallway,
we added a runway
of flush mount fixtures
and a fun wallpaper
that's subtle,
but definitely adds style.
I wouldn't have thought
to do anything in our hallway.
And I love it. It is gorgeous.
[Tamara] And it just gives you
a little bit more warmth
- and texture to the space.
- [Reagan] Yeah.
[Tamara] All right,
let's go see the bedroom.
- Wow.
- Take a peek at your bedroom.
I can't believe
this is the same bedroom.
This looks nothing like
the room that we had before.
When I first walked
into the bedroom,
Ryan and Reagan called it
dull and boring.
I decided to take this room
from boring and basic
to beautiful,
with a wonderful
wall treatment
on the headboard wall,
giving it a chevron effect
and painting the entire room
a deep navy.
Then, a little pop
on the ceiling of wallpaper.
We definitely
went over the top
with the grasscloth.
I wanted
to tie it all together
from the entryway
all the way through
into the bedroom.
This girl loves grasscloth.
- [Reagan] I do.
- [Tamara] I do too.
Can you have too much
grasscloth? Is that a thing?
- Well, I don't think
we got there yet.
- We're not there yet.
I actually love
this light fixture.
[Tamara] Originally, the room
had a basic ceiling fixture.
Now, we have
a beautiful fixture
that has tons of personality
and is a statement
for the room.
All of those globes
are handblown glass.
- [Ryan] Those are beautiful.
- [Reagan] And it is just
one of the most amazing,
like, fixtures ever
that I've seen in my life.
- [Ryan] It's beautiful.
- It is beautiful.
- [Tamara] Glad you love it.
- I am so excited
to sleep in here!

to get started on Phase 2.
I can't wait to see a kitchen.
- [Tamara] I can't wait

the refrigerator.
The stove was actually
in the island.

This is fantastic.

didn't work for you?

the main thing that
didn't work for us
- was the island.

a very tiny island.

what we found was,
we spend a lot of our time
around the island
in the mornings,
having breakfast,
and so we all just
would stand there.

like what you need
- is a much bigger island...

...and it doesn't have
the stove in the top.
Plus, adding lots of seating,
so your kitchen can be this
nice, open gathering space.
- Yes.
- Mmm-hmm.
And then,
are you feeling colorful?
Are you feeling neutral?
How's that...
I think we're feeling
a little bit neutral,
but I do like the idea
- of some pops
of greens or blues.

And so, what other pieces
of the puzzle am I missing?

in our laundry room,
helping us create
a pantry space in there.

a new laundry room,
and we'll go bold
with blue cabinets
set on gray
herringbone tile floor,
with a fun wallpaper
to wrap the room.

to check on the progress
and do some painting.

And appliances,

The kitchen is a huge space.
They've opened it up,
and now we have
a whole, beautiful wall
of cabinetry
and a massive island.
We've got painting to do,

Yeah, we're getting ready
to do some painting.
And the cabinets,
we went with a light white.
It's got a little tone
of gray to it.
We're gonna put
white countertops on,
so the pop of color is
coming in with the paint.
And I know
when I'm rolling it on,
it's gonna look white.
But as it dries,
it's got a beautiful
Brush Blue-Gray tint
that's going to feel
subtle and soft
for this entire space.
We've got
countertops to install,
hardware to put on.
Yeah, we can finish
the trim work on the cabinets.
Yeah, this looks
really pretty.
The kitchen's looking great,
and now, I'm on my way
to meet Ryan and Reagan
to pick out new countertops.

and it's more of a gemstone

To me, it seems like
there might be a little bit
of brown in there...

[Tamara] This is a quartzite,
- and it's actually
a really beautiful line.

I think with how long
your island is,
this line could carry
all the way down
and make it seem even longer.
And quartzite's
a natural stone,
and this one is
less costly than marble,
and it still gives you
that same, elegant look.

This laundry room
at Ryan and Reagan's house
is gonna be awesome.
Today, we've gotta get
the wallpaper up
to get that awesome started.
So, I know we've got cabinets
- going all the way
on the lowers, right?

So I feel like we could just
put a stripe of it right here.
Ryan and Reagan really wanted
a beautiful blue cabinetry,
and so I wanted to do
something that complemented it
and made this room feel
moody and interesting.
So I went with this wallpaper
that has a blue undertone
but lots of fun color.
Normally, you would
put the wallpaper in
after the cabinetry.
But we're waiting
for cabinets,
and so I wanna just
keep getting things done.
It's just all gonna get hidden
behind the cabinets.
We're good.
This is one of those spaces,
I want it to feel
fun and lively,
because when you're walking
down the hallway
past the mud space
you're gonna see
right into this laundry room.
We're in the homestretch,
and Phase 2
is almost complete.
It's gonna be beautiful.

...along with all
the countertops.
And I'm sending Dad over

Phase 2 is nearly done,
and it's staging day
at Ryan and Reagan's house,
and I even brought my help.
These are gonna look great.
For Phase 2, we really focused
on carrying the entire
theme of the house
all the way through,
with the white cabinets,
the countertops,
a nice, natural stone,
and then added
a few pops of color
in the mud space
and the laundry room
to make it have
a little bit more personality.
[Nora] We need
everything to look shiny.
All right, well, the kitchen's
looking really good.

[Tamara] Phase 2 is complete,
and I just have
a few finishing touches
before I invite
Ryan and Reagan
to check it out.
My overall goal
for this 1977 Tudor home
was to infuse it with classic,
but modern, elements.
We redid the stoop by adding
a traditional brick pattern
to add
to the Tudor-style look.
Then we added a new front door
and installed a new walkway,
giving the property
the facelift it needed.
Inside, we restored
the stairway
and added some
beautiful grasscloth
into the wainscoting.
In the living room,
we removed the dated
and cluttered bookcases
flanking the fireplace,
gave it a crisp and clean look
with new sheetrock.
And we painted the bedroom
a deep, soothing blue,
created a feature wall,
and installed
a handblown glass chandelier.
Now Phase 2 is done,
and I'm ready to show it off.
Ryan, Reagan, come on in!

Phase 2, let's do this!
I am really excited
to show you this kitchen.
I know it's the big change
that you've been looking for.
- It is.
- We're excited to see it.

You have outdone
yourself here.
When I first saw this project,
the kitchen was
completely demoed.
They felt like they needed
some help with the plans,
so they called me in
to help with layout
and design.
At first glance,
the kitchen seemed
exceptionally long,
but not wide enough
to be a galley.
So we maximized the space
by adding cabinets
along one entire wall
and built a large island
in the center.
Then we painted the walls
a soft blue-gray
to add a hint of color.
The whole idea of like,
restful and clean, and...
It is beautiful,
and I love it.
[Tamara] We took
this empty room...
...and turned it into
an elegant, modern kitchen.
We asked for a big island,
and you delivered.
You got it.
We added the White Macaubas
quartzite countertops
and a waterfall edge
on both sides of the island.
This looks so beautiful.
With the long lines,
it just makes the entire thing
feel even bigger
than it already is.
And I like that
it's not a bright white.
This is the perfect color
in here.
It's beautiful.
Your team knocked it
out of the park on this one.
[Tamara] And then,
we chose this backsplash,
which is a complement
of both glass and marble.
For the backsplash, we added
a marble and glass mosaic tile
that added
a little bit of glam
and a modern element
to the space.
[Reagan] Yeah, I love it.
It does look great
with all of our countertops
and the backsplash
and the cabinets.
[Tamara] Initially, the floors
were a dated brown color.
So we continued
the white oak, hardwood floors
to keep a cohesive design
throughout the entire home.
All right, you ready
to see your mudroom?
Yes.
[Ryan] Wow, look
at all this storage.
Before, this was just
a cluttered hallway
with laundry
and a little mud space.
Now, we've created
a dedicated space
for a mudroom.
Your washer and dryer
were right here,
and you had this tiny area
that was your mud space.
And now, you have
this entire space
that really is
dedicated to storage.
- This is fantastic.
- Isn't it though?
Pantry? Wow.
[Tamara] Perfect spot to be
able to store everything.
- Shoes can slide
under in baskets.
- [Reagan] Yes.
Great spaces for backpacks,
and just all the stuff
you need to drop
when you walk in the door.
And more grasscloth.
- [Tamara] More grasscloth.
- [Ryan] Reagan's
dream come true.
- [Reagan] It's true.

Well, let me show you
the laundry room
because I'm really excited
about this space.
[Ryan] Wow.
This is an actual
laundry room.
And it's a big laundry room,
- and really functional.
- It is.
Originally, the room was
a dysfunctional pantry space.
But I saw the potential here
to create a fantastic
laundry room.
My design plan for this room
was to create a space
that was happy
and full of personality.
We added blue cabinetry
surrounding the perimeter
with tons of space
for storage.
We installed
gorgeous white countertops
with splashes of gray
that ties together
with the beautiful
gray chevron floor tile,
and some fun wallpaper
to just liven it up.
[Reagan] I absolutely love it.
These here makes
way more sense to me...
- Absolutely.
- ...than where
they were before.
Everyone who knows me
knows that the only thing
I love more
than building
a beautiful banquette
is creating a fun
and lively laundry room,
and I think this one
turned out just perfect.

it is, by far, more
than we expected it to be.

with a potential resale value
of $950,000.
We've turned
this classic Tudor home
into a million dollar manor.

outside

so it's really easy
to get everywhere,

that a lot of people

The houses are huge.
Homes in this area can count
for well over $1 million.
Ryan and Reagan
got their house
at a foreclosure for a steal.
They started the reno
and the demo for the house,
but they wanted
some help with the design,
so they called me in
to see if I could help out.

This is really beautiful.

We're Ryan and Reagan,
and we've lived
in Olathe, Kansas
for six years.
[Reagan] We met 18 years ago.
I had finished the bar exam.
Ryan was an undergraduate.
- [Ryan] Yep.
- [Reagan] We got married,
and we were blessed with
our little red-headed baby
- almost four years ago.
- [Ryan] Yeah.
I grew up
in the house behind us.
[Reagan] His dad
said, "You know,
you guys should really look
at the house in front of us.
It's gone into foreclosure,
you're probably
gonna be able to get it
for a really good deal,
so you should go look at it."
- [Ryan] It needed
a lot of work.
- [Reagan] Yeah.
[Ryan] When we
took possession of it,
there was raccoons
living in the attic,
and it was a whole ordeal.
Personally, you know,
we just don't know
what to do with it...

- [Ryan] ...and so,
that's probably
where we need
a little bit of help.
- And that's where
Tamara comes in.
- Yeah.

the best part,

- [Reagan] Well,
this the best part,
but we like this part, too.

a Tudor-style home
built in 1977.
It's 5,700 square feet,
with four bedrooms,
and four and a half bathrooms.
Ryan and Reagan
bought this house
for $420,000
at a foreclosure,
which was
an absolute bargain.
They've set
a renovation budget
of $110,000.
Wait, how many acres is this?
- This is about 10 acres.
- [Tamara] How long
does it take to mow?
[Ryan] It takes
about two hours to mow.
- [chuckles]
- That's the only down side,
is the mowing.
[Tamara] Tell me, like,
what do you need to do
for the outside?
[Reagan] Kind of redoing
the landscaping,
maybe some work
around the sidewalk,
just an overhaul
of the front of the house.
[Tamara] I agree.
I feel like it looks like
your driveway and sidewalk
are pretty worn and cracked.
What do you think
about replacing all of this
with new concrete,
and maybe a stamped pattern?
- I couldn't agree more.
- Awesome.
So, obviously the front porch
needs a little bit of work.
How are you feeling
about the front door,
'cause I'd love to see it
look a little bit more in line
with the Tudor-style house.
What I don't love is
I don't love, kind of,
the gold accents
that you see on there...

I'd really like to see is
something that has
a little bit more glass in it,
- to bring a little bit
more light into the house.

It's a great two-story room
that we really
didn't use a lot.

a living room downstairs,
and we have our sunroom,
which is what we use
most of the time.

this space really kind of
became just a space
that we walked past.
- It's a great room, though.

about this entryway.
- This is really pretty.

the staircase.
I do think it still fits
with the style of the house.
The banister's maybe
a little bit dated.

we could create
an intentional space here

I'm not a big fan
of the white trim
that kind of creates
that two-tone look
in the house.
My first thought is that

the old chandelier
with something

to the idea of the brick.

a really tough thing
to just fill in,

is that it's a place

really lackluster,
and needed to be upgraded,
so I designed
a simple feature wall
that not only
breaks up the space,
but gives it
a nice, modern flair.
I'm over in Merriam, Kansas,
heading to my favorite
cabinet and woodworking shop,
where my son, Bobby,
is working over the summer.
He's helping me build
a custom side table
for the sofa,
for my Olathe project.

I sent over the plans
to do a table
that comes up
over the sofa,
so that they can set
their drinks on it,
sit, relax, and enjoy.
This is such a huge space.
I thought this would be
a fun way to make it feel
a little bit more interesting.

You prepped all this birch.
- Toward the end.
- Oh, yeah.
I spent
about the end of my day
just sanding all this down,
and getting the bark off.
I like the birch,
and I like how it really
has this nice movement in it.
It's gonna be beautiful.
I just wanted to add
a little bit more
of a natural element,
and having this birch wood
with a river of epoxy
running through it
felt like a great way
to bring the outdoors in.
Now, you're just gonna add
a little bit
of your pearl coloring.
I decided to go
with a pearl white epoxy,
so that the white elements
throughout the space fit
the natural elements
of the birch.
Put some more right here.
It's going
a little bit more that way.
[Tamara] The epoxy gives
the appearance
of a flowing river.
It's like creating
an original piece of art.
but it's a table.
Oh, this is gonna be
really pretty.
[Bobby] It's gonna look nice.
As a mom, it's really fun
to see all of the excitement
over small things,
big things,
and getting to work with him
is even more fun.
So, I'll just leave it
to you guys,
let you finish it up,

on demoing this driveway.
This driveway is sunk
in various areas.
It collects water.
It's cracked all over.
The cement covers
about the first 30 to 40 feet,
and we're just gonna
clean that up,
and make it look
a little better.
The front sidewalk
is also old and damaged,
with cracks everywhere,
so we're gonna need
to remove all that,
and give Ryan and Reagan
a brand-new sidewalk
that's going to have
a really nice
stamped pattern to it.
This is a big job.
I'm sure we're not
gonna get it all done today,
but we're gonna get
a good start.
[Tamara] Ryan's parents,
who live
right behind their property,
gave me a call and said
they had an old bench
that they're thinking
might work for their house,
so I'm heading out
to see what they've got.

and the mantel just right
is kind of the key.
That's the part that's
right in your line of sight,
and you're gonna stare at it
every day, and every holiday,
so I wanted to make sure
it was absolutely perfect.

everything afterward.

Going with this faux stone
fit their budget
and definitely has
that light, bright effect,
and still feels really modern.

the wow factor

a huge selling point.

moving along.
We've gotten rid of
the dated, broken tile
on the front porch,
and we're adding
some new brick trim,
plus, we're well into
replacing the concrete
on the cracked driveway
and the front sidewalk.
And inside, the gorgeous
white stone fireplace
in the living room
is finished.
I'm at the house in Olathe
getting
the wallpaper installed
inside of the squares
of the wainscotting.
So, I wanted to make
this entryway
feel like an intentional space
when you first walk in
that is a little separated
from the rest of the room.
I chose to go
with a string cloth wallpaper,
because I wanted the texture,
and not a lot of pattern.
This is such a small space.
Putting a big pattern in there
isn't gonna look right,
but having, just, that linear,
basketlike texture
inside of the wainscotting
gives it
an added element of "wow,"
and it's an inexpensive way
to add a lot of drama
to an already
interesting space.
Oh! This looks awesome.
Ryan and Reagan
are gonna love it.

Ryan's parents had a bench
that he gave to Tamara,

this property,
it was clear a few things
needed some TLC.
The long walkway
from the driveway
to the front door
was old
and in terrible disrepair,
so Dad took on the task
of updating the driveway
and the walkway
with a beautiful,
stamped, concrete pattern.
This porch is exactly
what we needed.
Under the portico,
the stoop was
literally falling apart,
and the foundation underneath
was crumbling.
So we fixed the foundation,
added a step,
and put in a new
patterned brick design
that gives it a fresh look
while still matching
the exterior Tudor style.
The old, brown front door
needed a refresh.
We installed
a modern front door,
gave it a fresh coat
of black paint,
and it really pops.

The original entryway
had zero character.
The biggest transformation
was installing a beautiful
grasscloth wallpaper
in the wainscoting details.

the texture it adds,
and it really makes
the wainscoting pop.
All right, and then
we have this bench.
Your parents, in their garage,
they gave me a call
and said they had something
they thought would be perfect.
I feel like
I recognize that bench.
It's been in your family
a while.
In every home, I like to add
a little bit of character
and personality,
and now we have
an inviting space to greet you
as you walk in the front door.
I never would've thought
of putting a bench there.
I mean, it kinda gives
a nice little moment
to the space.

the family room.

This is beautiful.

We love,
I love this fireplace.
When I first saw
this living room,
it was a cavernous space
and definitely dated.
The biggest problem
was the fireplace.
It's massive,
and is the focal point
of the entire space.
But the brick, the mantle,
and the giant cutout,
along with the old bookcases,
were not working.
So we removed the bookcases
and decided to cover
the entire fireplace
in a cast stone.
It brightens and lightens,
but it adds a lot of texture
to the space.
This totally changes the room.
[Tamara] Going
with the faux stone
really helped save
on the budget,
and it's bright.
It adds a lot of texture,
and I think is
the right way to go.
- I can't wait
to use it at Christmas.
- Oh, won't that be wonderful?
When you're looking up,
you can really see
what the goal was
with the lighting,
from the entryway
all the way through.
The lighting
throughout the space,
from the front door
to the fireplace,
was dated and misplaced.
The scale was off.
We had a ceiling fan
and a fixture,
but no balance.
We replaced
all the lighting in the room
with beautiful fixtures
that tie the entryway together
with the family room
to add a beautiful,
modern element to both spaces.
Keeping the lights
in a nice straight line,
I think adds to the symmetry,
but also the sculptural
element of them.
[Reagan] And I love
those fixtures.
- They are beautiful.
- [Tamara] Really fun fixtures.
Okay, let me show you this.
My son Bobby works
at a cabinet shop,
and he actually built this.
Another special touch
that I added to the space
was having my son Bobby build
a side table for the sofa.
It's custom-built.
I helped him a little bit
with pouring the epoxy,
and he sanded
for days on this.
- [Ryan] It's beautiful.
- [Reagan] I love it.
I love the different tones,
the different colors of wood.
It is beautiful.
- [Tamara] So, let me show you
the runway to your bedroom.

In a lot of homes, the hallway
is an afterthought
that people don't really
think through the design
and how much it ties
all the spaces together.
For this hallway,
we added a runway
of flush mount fixtures
and a fun wallpaper
that's subtle,
but definitely adds style.
I wouldn't have thought
to do anything in our hallway.
And I love it. It is gorgeous.
[Tamara] And it just gives you
a little bit more warmth
- and texture to the space.
- [Reagan] Yeah.
[Tamara] All right,

I can't believe
this is the same bedroom.
This looks nothing like
the room that we had before.
When I first walked
into the bedroom,
Ryan and Reagan called it
dull and boring.
I decided to take this room
from boring and basic
to beautiful,
with a wonderful
wall treatment
on the headboard wall,
giving it a chevron effect
and painting the entire room
a deep navy.
Then, a little pop
on the ceiling of wallpaper.
We definitely
went over the top
with the grasscloth.
I wanted
to tie it all together
from the entryway
all the way through
into the bedroom.
This girl loves grasscloth.
- [Reagan] I do.
- [Tamara] I do too.
Can you have too much
grasscloth? Is that a thing?
- Well, I don't think
we got there yet.
- We're not there yet.
I actually love
this light fixture.
[Tamara] Originally, the room
had a basic ceiling fixture.
Now, we have
a beautiful fixture
that has tons of personality
and is a statement
for the room.
All of those globes
are handblown glass.
- [Ryan] Those are beautiful.
- [Reagan] And it is just
one of the most amazing,
like, fixtures ever
that I've seen in my life.

Brush Blue-Gray tint
that's going to feel
subtle and soft
for this entire space.

So I feel like we could just
put a stripe of it right here.

a beautiful blue cabinetry,
and so I wanted to do
something that complemented it
and made this room feel
moody and interesting.
So I went with this wallpaper
that has a blue undertone
but lots of fun color.
Normally, you would
put the wallpaper in
after the cabinetry.
But we're waiting
for cabinets,
and so I wanna just
keep getting things done.
It's just all gonna get hidden
behind the cabinets.
We're good.
This is one of those spaces,
I want it to feel
fun and lively,
because when you're walking
down the hallway
past the mud space
you're gonna see
right into this laundry room.
We're in the homestretch,
and Phase 2
is almost complete.
It's gonna be beautiful.

on carrying the entire
theme of the house
all the way through,
with the white cabinets,
the countertops,
a nice, natural stone,
and then added
a few pops of color
in the mud space
and the laundry room
to make it have
a little bit more personality.

everything to look shiny.

My overall goal
for this 1977 Tudor home
was to infuse it with classic,
but modern, elements.
We redid the stoop by adding
a traditional brick pattern
to add
to the Tudor-style look.
Then we added a new front door
and installed a new walkway,
giving the property
the facelift it needed.
Inside, we restored
the stairway
and added some
beautiful grasscloth
into the wainscoting.
In the living room,
we removed the dated
and cluttered bookcases
flanking the fireplace,
gave it a crisp and clean look
with new sheetrock.
And we painted the bedroom
a deep, soothing blue,
created a feature wall,
and installed
a handblown glass chandelier.
Now Phase 2 is done,
and I'm ready to show it off.

I am really excited
to show you this kitchen.
I know it's the big change
that you've been looking for.

When I first saw this project,
the kitchen was
completely demoed.
They felt like they needed
some help with the plans,
so they called me in
to help with layout
and design.
At first glance,
the kitchen seemed
exceptionally long,
but not wide enough
to be a galley.
So we maximized the space
by adding cabinets
along one entire wall
and built a large island
in the center.
Then we painted the walls
a soft blue-gray

The whole idea of like,

It is beautiful,
and I love it.
[Tamara] We took
this empty room...
...and turned it into
an elegant, modern kitchen.
We asked for a big island,
and you delivered.
You got it.
We added the White Macaubas
quartzite countertops
and a waterfall edge
on both sides of the island.
This looks so beautiful.
With the long lines,
it just makes the entire thing
feel even bigger
than it already is.
And I like that
it's not a bright white.
This is the perfect color
in here.
It's beautiful.
Your team knocked it
out of the park on this one.
[Tamara] And then,
we chose this backsplash,
which is a complement
of both glass and marble.
For the backsplash, we added
a marble and glass mosaic tile
that added
a little bit of glam
and a modern element
to the space.
[Reagan] Yeah, I love it.
It does look great
with all of our countertops
and the backsplash
and the cabinets.
[Tamara] Initially, the floors
were a dated brown color.
So we continued
the white oak, hardwood floors
to keep a cohesive design
throughout the entire home.
All right, you ready
to see your mudroom?
Yes.
[Ryan] Wow, look
at all this storage.
Before, this was just
a cluttered hallway
with laundry
and a little mud space.
Now, we've created
a dedicated space
for a mudroom.
Your washer and dryer
were right here,
and you had this tiny area
that was your mud space.
And now, you have
this entire space
that really is
dedicated to storage.
- This is fantastic.
- Isn't it though?
Pantry? Wow.
[Tamara] Perfect spot to be
able to store everything.
- Shoes can slide
under in baskets.
- [Reagan] Yes.
Great spaces for backpacks,
and just all the stuff
you need to drop
when you walk in the door.
And more grasscloth.
- [Tamara] More grasscloth.
- [Ryan] Reagan's
dream come true.
- [Reagan] It's true.

Well, let me show you
the laundry room
because I'm really excited
about this space.
[Ryan] Wow.
This is an actual
laundry room.
And it's a big laundry room,
- and really functional.
- It is.
Originally, the room was
a dysfunctional pantry space.
But I saw the potential here
to create a fantastic
laundry room.
My design plan for this room
was to create a space
that was happy
and full of personality.
We added blue cabinetry
surrounding the perimeter
with tons of space
for storage.
We installed
gorgeous white countertops
with splashes of gray
that ties together
with the beautiful
gray chevron floor tile,
and some fun wallpaper
to just liven it up.
[Reagan] I absolutely love it.
These here makes
way more sense to me...
- Absolutely.
- ...than where
they were before.
Everyone who knows me
knows that the only thing
I love more
than building
a beautiful banquette
is creating a fun
and lively laundry room,
and I think this one
turned out just perfect.
Phase 2 is finished.

My first impression
of the house is,
it is, by far, more
than we expected it to be.

I'm so excited

and do decorations,

if Anneliese is good

- Oh, wow, I love it.

Wow, this room
turned out beautiful.
I would've never
painted it navy blue.
So I'm so thankful
that she went ahead
and pushed a little bit
on keeping everything blue.
Oh, my gosh,
look how long it is
- compared to what
it was, oh, wow.
- Yeah, it's a beautiful bar.
You know, we're
really looking forward
to finally living in it,
uh, with the way
that we wanted it...

- ...and raising our daughter.
Ryan and Reagan bought
this house out of foreclosure.
It was a perfect situation,
because it's right next door
to his parents,
and this is truly a home
that will be in their family
for years to come.
We spent $50,000
on Phase 1 renovations
and $60,000 on Phase 2.
With purchase and renovation,
that's a total of $530,000
with a potential resale value
of $950,000.
We've turned
this classic Tudor home
into a million dollar manor.
