Mina and Karen take on the half-finished renovation of a historic duplex. It's an easy profit if done right, but challenges with the preservation commission and a possible voodoo curse threaten to slow things down.

and this is my mom, Karen.

and we want to see it
be the best it can be.

Something that was
kind of creepy.

...deserves a second chance.

all that mess,

we might find
some really good bones.

Our next project is in
a cute, historic neighborhood

of Indianapolis
called Fletcher Place.



I'm excited about
this new project.

Now we're in Fletcher
Place proper,

where all
the fancy people are

and all
the high-value houses.

Fletcher Place is
a very established

part of Indianapolis.

This project is literally just,
like, a hop,

skip and a jump
around the corner

from our favorite coffee shop,
our favorite restaurant,

and right by the cultural trail.
- Yeah.

So it could not be
a better location.

We're getting croissants.

There's not gonna be
a low-carb diet

in our future
any time soon.

We need to up
our exercise.

So this new project
is gonna be a fun one

because instead of our
typical renovation

of a home we purchase,

we actually have
a client this time.

So we're heading over
to check out

a homeowner, Andy's house.

Andy bought this historic
1910 duplex

with the hopes
of fixing it up himself.

Hoping to use it
as an income property.

His plan was to live on one side
and fix up the other.

And so
he finished the one side,

which was definitely
the easier side.

But with the other
half of the duplex,

the side he's handing off
to us, he started himself

and he's gotten himself
in a bit over his head.

He's calling
in the professionals.

Yeah.

So the Fletcher Place duplex
is a cute little purple house

where Andy
currently resides.

The side of the duplex
that we're fixing up

is the east side
of the duplex.

It's just over
1,000 square feet,

and it has one bedroom
and one bathroom.

The layout is pretty
straight-forward

on the side
we're renovating.

Half the duplex
already is gutted.

There's a big, open
living space.

There's a kitchen on the back
and a bathroom.

And on the second floor,

there's a bedroom
and a closet space.

What we're gonna try to do
is give him two bedroom,

at least two bath.

Oh, here.

It's just a little sad
purple right now.

- Sad purple.
- You can make it happy again.

- I love the gingerbreading.

It's subtle but good.

Yeah.

And there's a nice
crop of poison ivy.

You can barely get up
here with the bush.

Bushes are overgrown.

I was gonna say, I think
we should take those bushes out

because they want to grow
to be 40 feet tall.

So they'll be a problem
for any homeowner.

I bought this house
a couple of years ago,

and I decided that I was going
to make this my project.

When I first started
the project,

didn't own a hammer, saw,
but I'm an engineer,

so I thought
I could get it done.

Got about through the demo
and realized that I don't know

how to build a house.

- That's an important tidbit.
- Yeah, yeah.

You got nice high ceilings.

I need them.

Andy is tall.

Like, we snug right
under his armpit real nice.

All right. Well, give us
the first-floor tour.

I feel like this
is the living room.

This is the living room.

We have three
no-name rooms.

I feel like this is
the dining room.

So, yeah.

So there used to be
a wall right here,

and a wall
on the other side.

It didn't make much sense to me
to have three small rooms.

Three separate rooms.
People don't live that way.

Luckily you knew enough

to know that they
weren't load-bearing.

just tear them out

and hope the house
didn't fall?

I'm an engineer, and I figured
it looked all right.

That already doesn't
necessarily make sense to me.

So this was probably
an addition at some point?

- I believe so.

And then the only
full bathroom is in the...

Yeah, so you have
to walk downstairs,

through the dining room,

through the kitchen
to the back of the house.

I've got some ideas.

I think if we relocate
the kitchen,

this could be
a master suite.

- Perfect.

So we need
to widen these a bit.

I feel really good about maybe
going and checking out

the backyard now,

This is a cute
little yard.

I would just put a cute
little deck right here.

Yeah, I would have it come
around the corner of the door,

and this be deck
and this be grass.

Yeah.

I love to entertain,
have barbecues and have parties.

Hopefully they can do something
cool with what I got.

Uh, that looks like poison
ivy right there.

It's definitely
poison ivy.

There is a lovely
crop of poison ivy

growing in the backyard.

It's very lush
and beautiful and green

right this time of year.

I don't think Andy
necessarily has a green thumb.

I think that we can
handle that, though.

We'll get rid
of the poison ivy,

put something attractive
and size-appropriate there.

He'd gonna have
a great backyard.

- Awesome.
- You might need to replace

a little bit of siding,
but not much.

- Patch it and paint it.
- Yeah.

be real pretty.

you can really tell

that there are at least two
different purples on this house.

I'll start working
on some drawings,

but where are
you number-wise?

Like, what's your budget?

Probably, like,
$100,000.

In that range.
- Oh, we can work that.

- Yeah.

Andy's budget is
pretty reasonable.

He said he doesn't
want to go over $100,000.

And I think we can
definitely make that work.

As long as you don't want,
like, gold-plated everything.

- No platinum, or...

I think our big challenges
here is that the kitchen

is completely
in the wrong place.

The landscaping needs
a lot of work.

And then upstairs,
there's an unfinished attic

that we're gonna turn
into our master suite.

get some numbers together.

Do some planning and we'll come
back to you with a floor plan

and design options
and then you'll just give us

all your money
and we'll fix your house.

Doing a renovation
for a homeowner

is a little bit tricky
because it's not our home,

our money,
all our decisions.

But that's something we have
to take into account

when we do these type
of renovations.

Today is demo day
at our house

on Lexington Avenue.

It's not our house.
It's Andy's house.

While we're doing the project,
it's our house.

So this house, just be

because not all of the walls

on the first floor
are coming down.

So we'll have to walk
through and mark them.

I like smiley face for keep,
and "X" for go.

- Yeah.

So, kitchen.

- Auspicious.
- It's good luck.

Kitchen is all coming out.

Aah!

This whole wall is out.

- This is all gone?
- Yup.

So, Andy got
some of the demo done.

I think
he thought it was done.

Andy was nowhere close
to being done with demo.

Even though the house is small,
it is plaster and lath,

and drywall
in some places.

So it's got twice as much
linear footage of demo

because
there's two layers.

This has been one of my dirtiest
demo days in a while.

I look like I came out
of a coal mine.

Can't really see
the tattoos that I have.

So we need to kick up
the energy.

Lenny, do you want to have

a little friendly
competition with Tad?

We need something
to perk us up.

What are we doing?

Like a good old
ceiling-ripping contest.

Yeah.

Lenny, you're gonna draw
a line on the ceiling.

And then Tad is gonna pick
which side is his side.

It ended up being cooperation
rather than competition.

Because they both

Overall, demo is
going really well.

It's productive,
it's been efficient.

but every time I operate it,

it is with everything.

This is the perfect day
for me to practice.

Don't over-extend

we can see the house.

I think Andy is gonna be
really psyched when he sees it.

So I got an idea.

Right now I'll be sharing
a downstairs wall

and a wall
up here with someone.

A room that I never use.

I was thinking maybe

we can incorporate
that into this project.

So that side of the duplex
would kind of turn into

a one-story
efficiency apartment.

Yeah, correct.

And then this would be
just a big master suite?

Yup.

So Andy is willing to sacrifice
the upstairs unit

of his side of the duplex

to add more space
to the master suite

we're building out
right now

on the rentable side
of the duplex.

Which I think for him
will actually work well.

He wants to increase
his income potential,

so adding square footage

to this side of the duplex
will work for him.

What I would do is I would
widen the staircase,

make this all a walkway.
- Okay.

And so this is
still your bedroom,

that is, like,
dressing room with,

like, a couch in it,
kind of thing.

- Yeah?
- Okay.

The only wall that
is shared is this wall.

- Downstairs.
- Is downstairs.

So you would have
a giant master suite.

That would be nice.

this side all to yourself.

We still have
a lot of demo to do.

I got these Lexington
floor plans printed

so we can go over them.

It's really small,
really skinny.

It's gonna be
shotgun style.

So kind of walk
into the living room

through this galley
kind of kitchen

with some of the stuff
snugged up under the stairs,

and then into
the dining room.

This space, I think
this is a good spot

for laundry room
and half-bath.

And just do it
right along here.

We still have a good amount
of space

for at least
a four-seater diner table.

So in the back
where the kitchen was,

pretty much leave
that space as is

but make it
make more sense

by just being
a bedroom back there.

- Yeah.
- With the bathroom off of it.

But not a lot
changing structurally,

it's just taking it
all from gross to pretty.

And then upstairs,
you come up the staircase,

we've got bedroom space
all in front of you.

Curve around to the right,
it's a full bath.

Curve around to the left,
it's a nice little closet.

But, yeah, we're gonna pack
a whole lot in.

Yeah. Two bedrooms in this
is pretty good.

It's gonna be everything
he ever dreamed of.

I'm gonna swing by the duplex
and run these plans by Andy,

and then get them over to Lenny
so he can get started.

So we're over at Lexington,

and they guys have started
all the framing upstairs.

In the kitchen, they're
removing the side door

that's gonna become a window,

and Lonny is rebuilding
the staircase and the railing

because the stairs
were way too skinny.

Ooh-ooh-ooh.

I like what you've done

We got a new staircase.

Now that we've detoxed
the backyard,

things are moving right along.

The guys knock out the chimney
that we found buried

behind the wall of the kitchen.

The downstairs framing
is almost complete.

And now mom and I can hammer
out the design details.

I'm gonna need a little
more enthusiasm than that

comes in the room.

So we're designing and
decorating this house for Andy.

So keeping him in mind
along the way

will keep
our client happy.

So we got some paint,

and I'm gonna pull this in
a little bit.

- And some tile.

I think this is
the easiest place to start

because this kind
of already exists.

- Right.
- This is his exterior color,

and then his accent color
lives somewhere around here.

He wants to keep it

so the house is gonna stay

are color-wise
very similar.

I would go with this one

because we need to up
his game a little.

This is a little unusual
because we're trying

to elevate Andy's style
a little bit,

so potential renters

will be impressed
and want to live there.

make a giant trellis
on that garage wall

that we cleaned
all the poison ivy off of,

and then because I think
it would be

and she had this idea

to replace the nasty ivy
with hops vines.

So we need a trellis
for the hops to grow on.

We're making really
good progress

with the Fletcher Place duplex.

All the plumbing
has been installed

in the upstairs bathroom,

and now it's time
to move on to insulation.

We're insulating
with spray foam

so we can make the house
super energy-efficient.

And it's fun to watch
these guys work,

and I love it
when they let us help.

Look what I brought.

Well, I feel like we shouldn't
do anything in this house

without our little friend.

So the voodoo doll

is gonna watch over us
while we spray foam,

and make sure
nothing goes wrong.

perfect on Andy's deck.

But the best part is

we're gonna call it
the voodoo lounge.

where we're working
on the exterior siding.

Because it's in
the historic district,

looking like it was

when it was built
in very early 1900s.

They want you to have
the original materials

from the original house.

into the wood.

It's proving to be
extremely hard to nail

into the original wood
framing of the house.

Hammer, hammer, hammer.

I bent the nail.

I mean, like,
some of those nails

took a solid 35 swings.

Why don't we use
the pneumatic gun for these?

So Andy bought
both sides of this duplex

for $190,000.

He gave us a renovation
budget of $100,000,

but with the add-ons
Andy requested,

and additional square footage
to the upstairs,

we ended up spending
a little over $110,000,

bringing his total
investment up to $300,000.

So with all of
the enhancements we made,

the market value
for Andy's duplex rent

is about $1,600,

which will completely cover
his mortgage payment,

which was his whole goal.

But who knows?

He likes it so much,

I think he might move in
to this side.

It's possible.

I mean,
it was just a shell.

And now it's beautiful
and functional and makes sense.

And it's a really
good blend of I think

what he thought
his style was,

and what we think
it should be,

which works
really well together.

he was really wowed.
