Mina and Karen discover piles of clothes, two toilets and two feet of water in the basement of their new duplex. They hope all the hard work in this decrepit home pays off with a buyer.

to walk through.

I'm really excited
that we're going

to the house
over on Terrace today.

But what's great about
this house is

it's in the Bates-Hendricks
neighborhood.
Yeah.

And you're right under

the highway bridge
to Fountain Square.

You're close enough to downtown
and Fountain Square

that you still have
all the cool stuff,

but you get more
bang for your buck

in Bates-Hendricks
right now.

So, we bought this current
two-story on Terrace Avenue

for $4,000,

and it's just over
1,800 square feet.

So, it's a three-bedroom,
two-bath,

but it's like an over/under
duplex, so on the main floor,

there's one room,
a living space,

a kitchen,
and a bathroom,

and then upstairs
is another two bedrooms,

a little kitchenette,
and then a bathroom.

And it's got a big problem
in the basement.

The last time we were in
the house, there was at least,

like, a foot and a half,
2 feet of water.

Yeah.

And I have my rain boots on,
but, depending

on how much is in there,
they may not be sufficient.

I got you covered.

I didn't bring
a scuba suit,

but I got waders
back there.

I mean, it's just
going to be adorable

once we open the front porch
back up a little bit.

but my guess

is this
was the dining room.

I don't know why you'd

I would keep it the dining room
and open up the staircase.

So when you come in, this space
is going to feel bigger.

Instead of drywall right there,
we have some nice, open...

And you can tell it
was originally open.

these two spaces...

If that's
the dining room,

then this
would be the kitchen.

So, I would open up
these two openings,

so when you come in,

you kind of have
a little entryway, dining room,

make this just
an awesome kitchen,

and then, through here,
living space.

like, this feels
master bedroom to me.

We just got to hustle
a bathroom out of it.

And the bathroom
we have up here is great.

We just need to rearrange
it a bit, and I think size-wise,

it's perfectly fine
to switch some stuff around,

accommodate a full bath
with plenty of room.

So, I think I've got
a general plan.

- in it at some point.

But this house hasn't had
electricity forever,

so all the water
that's accumulated over
who knows how long

is just sitting
because it can't get out,

and the sump's
not pumping it out.

This is definitely a place
where water has come in, Mina.

It's possible
the explanation for the water

could be the big hole
in the back of the foundation

where the sewer line
goes out.

Yeah, and it could
just have been coming in

and it can't get out.

If the sump keeps
the water out,

it means
our foundation's good.

Well,
that's an overstatement.

We're not going to
really know

what's going on
with the foundation

until we can pump all the water
out of the basement

and take a closer look.

Ohh.

All right.
Let's check out the yard.

Got a good-size
backyard, though--

just needs
a lot of maintenance.

Yeah.

But, obviously,
the whole foundation

is a big price-tag
question mark.

Overall, this house needs
a lot of attention.

We need to completely
rebuild the porch

where that old funky
pink part is.

We need to dormer out
the upstairs master bedroom

to create room
for the en suite bathroom,

and we need to drain the swamp
that exists in the basement

so we can actually
see everything

and assess
the foundation.

Give us the numbers, baby.

The numbers are kind of fast
and loose right now.

We got it for $4,000.

I'm confident we're going
to be able

to stay under $200,000
all-in,

and we'll be able to sell it
for at least $225,000, $230,000.

I'm hoping closer
to around $250,000.

I think it's not going to be
a tragically awful project.

I feel better about

We're making progress, but we've
still got a really big job

ahead of us draining out
all the water in that basement,

so Lenny's coming over

'cause we can't really
visualize the entire foundation

until the water's gone.

Lenny's got a pump

that will pull all the water
out of the basement

so we can see if
the foundation's any good,

and it'll also, hopefully,
help us figure out

why all the water
is pooling down there.

How long do you think
it's gonna take to get
that all pumped out?

You said 4 feet deep.

In some spots,
it was hip height...

There's about
6,000 gallons......so that's, like,
2 1/2 feet.

...so this thing should
pump it out in just a few hours.

if the foundation's any good

I think it's a
hydrostatic issue-- I think.

So if we get
a proper sump...

we'll be able to control it.

Foundation-wise, now that
you can see more,

I mean,

just that little area,

and they just
weren't working.

Most likely, it's coming up
from the ground,

so once we have
functioning sump pumps,

to to easily

manage the slow amount
of hydrostatic water,

and it won't
build up like that.

we're going to save

a little bit of money, right?

The pump discharge out, yep.

It's not like we're
going to get

diamond-encrusted toilets
now or anything,

'cause something else
will come up

and it will cost money.

So, this morning, Mom and I
are at my real estate office,

and we're figuring out
our final floor plan details

for our house
on Terrace Avenue.

I'm excited
about this one.

The main thing
on the first floor

that's changing is
the front porch.

The old porch
was all closed in.

We're going to open up
half of it.

Half of it is going to be
entryway, so when you come in,

you've got your foyer,
your closet.

These front three rooms
are now

dining room,
kitchen, living room.

I'm super excited
about this kitchen... Are you?

It's so big and awesome.

There's a 36-by-60 island
- in the middle of it.

but we're going to dormer
that roof out,

a full bathroom there,

and then the shared full bath,
rework a little bit.

the first floor plan

the way
it's currently laid out.

When I walk into the house,
what's on the floor plan

doesn't match
what I'm feeling.

I say, "No-- living room."

and I say, "No-- kitchen."

It feels more natural to walk
into public living space.

That's our dining room,
and that's our kitchen.

is your living area.

I'm totally open to furnishing
the front room

as the living room

and the utility room
is in the back of the house

and the one thing

that's definite is,

can be whatever you want.

today was the master suite.

The way that Karen and Mina
had dormered the roof out

to create the master bathroom,

I think it's going
to be really nice.

This is a cool space.

So now that our potential buyer,
Wilson, has seen the house,

the kitchen cabinets,

a lot of half and half.

a pretty good routine--

put the cabinet
up on the wall,

get two screws in,

and then kind of plumb,
level, square everything.

Mom's going to get started
on that cool wall

There's something really organic
and welcoming--

We just got this
nice accent wall.

It breaks up the drywall
a little bit.

Yeah, I'm sanding it
so that I open up the grain

so it will
accept the stain.

A little pickling stain.

I got to brush it on
to get enough on there.

You know what?
This is soaking in so fast.

I may need to rub as I go.

And I want to see the grain

'cause I think the grain
of the pine is pretty.

Oh, yeah.

See, that's what
we're looking for.

Pickling it--
or whitewashing it,

depending on where
you come from--

makes it a little bit lighter,
so it's not heavy,

and so this nice organic,

old wooden wall makes it
a little more approachable,

a little friendlier,
a little cozier, I think.

So, I'm going to come back

little pop-up tents

So, we're doing a project
over in Bates-Hendricks,

and she put this
wood accent wall.

It's old pine cladding,

and so we want
something to hang here.

We haven't found
what's right yet.

Well, wander around,

I think you need to look

I do like that,
and I feel like,

since the wall
is white...

It's going to look
really good....that would look cool
on it.

So, because it's glass, when we
hang it on the wood accent wall,

it's not going to cover
any of the wood.

are still landscaping,

building a retaining wall,
building the front porch,

we're rolling on this one.

So, we bought this house
for $4,000.

We're going to have around
$170,000 into the renovation,

and we hope to
sell it at $259,000,

so if we do that,

after closing costs
and Realtor fees,

that leaves us a potential
profit of maybe around $65,000.

So, Wilson was still hoping
to sell his house

and buy this one,

but in the meantime,
we got an offer,

and it's under contract,

so we have an awesome family
that's going to move in.
