Well, let's get after it.

All over Kansas City
there are neglected mansions

that can be bought
for a bargain.

The worse they start,
the better they end.

It just takes
a little imagination,

and a whole lotta hard work

to bring these tired houses
back to life.

This is fabulous.

[man] Oh, wow.

[Tamara] With my dad, Ward,
by my side...

It's beautiful, I like it.



...we're helping clients
design and transform
these houses...

- I'm in heaven.
- [laughs]

[man 2] I love it.

[Tamara] ...into stunning
forever homes.

Today I'm meeting
my friend Alina.

She's an investor
and just picked up a property
up in Gladstone.

And Alina wants
to actually turn this
into a rental.

The Gladstone community
is only 15 minutes
from downtown.

So it's really desirable
for people working downtown,

families and just
a great community.

This property needs
a complete overhaul.

I'm excited to see
what we can do
with this renovation.

- Hey there, how's it goin'?
- [Alina] Hello!

- [Tamara] This is fun!
- [Alina] Yeah.



Definitely.

I've never worked
on a house that had literally
a flat roof.

We sometimes call it
"The School House".

I can see that.

So what're you thinking
about this?

Well, we want to do
some updating on the outside
in terms of color.

I love brick, but I would like
to see something different
on the exterior.

I feel like
we've gotta embrace

- the mid-century modern look
of this house, right?
- Yeah.

And kind of come up
with a color palette
that fits the vibe of it.

This is a mid-century
modern home built
in 1951.

It's 3,000 square feet.
It has three bedrooms
and two baths.

It was purchased for $30,000,

which is an incredible bargain
for this neighborhood.

With a renovation budget
of $80,000,

we'll be able to turn
this home into a great
rental property.

This is just some cleanup,
make this look a little nicer,

but what in the world happened
to that front door?

[Alina] It's from the morning
sun hitting it for years.

It definitely needs some help.

- I am excited to see
what's past this door.
- Well, let's go in.

[Tamara] Holy cow,
this is huge in here!

[Alina] It really is.

- What a big open space
we get to play with.
- Yeah.

For phase one of this house,

we'll renovate the entryway
and living room

plus the kitchen
and dining area.

Tell me what's happening
here? [laughs]

Well, this has been here
since the building
of this house.

It comes directly out
of the ground,

and kind of the foundation
of the house
is built around it.

So it might be something
that's just kind of a staple
of the house at this point.

Okay, what kind of tree
is this?

I believe it's a rubber plant.

- [Tamara] He's obviously happy
there, so...
- Yeah.

[Tamara] Maybe we can
find a way to design
around him

because I think
that's kinda cool.

I mean this whole space
is really massive.

This feels like
a great living room to me,

what are your thoughts
of how to use the space?

This will be the area
that families gather
the most,

so a really important space.

We definitely wanna
change up the flooring.

From what I understand
it's cement flooring underneath

- with radiant coils.
- [Tamara] Sure. Okay.

Well, you probably don't
want to chisel up all of this,

- 'cause that'll
ruin the coils.
- Yeah.

[Tamara] So you've gotta do
something that's gonna float.

So like an LVT or hardwoods
that are click together

would totally work
and really warm the space up.

[Alina] Yes, I think
that's a great idea.

- You've got
an awesome fireplace.
- Yes.

It needs some TLC for sure.

- [Tamara] Does it function?
- It's a wood-burning
fireplace.

It does function.

[Tamara] And the brick
is really beautiful brick.

How do you feel about getting
all of it fixed up
and then painting the brick?

- Making it a focal point
will be really fun.
- Yes.

So tell me about the kitchen.

What's going on over here,

'cause this is a huge space
for a kitchen.

Eating here, barstools,
another dining room there.

This is a lot of seating.

[Alina] Yes,
maybe too much seating.

The island here
was originally built
to hide these posts.

We kinda got this, like,

- in-and-out situation
with everything.
- [Alina] Yeah.

[Tamara] So maybe we come up
with a footprint that
incorporates them

and hides a few more of 'em...

[Alina] I love that idea.

[Tamara] ...so there's
just not quite so many.

Tell me, what about
these cabinets?

How do you feel about this,
'cause these...

...look like
they're pretty good cabinets.

[Alina] We have another
property that we could re-use
them in.

But I'd like to see
something different.

[Tamara] I think that's
a great call.

I love how much space
you got here,

but I feel like it's just
a lot of space taken up
by tables?

- [Alina] Yes.
- And I feel like we could
really change this up,

and maybe make the kitchen
face this direction?

So that becomes something
totally different,

and this becomes
your dining room
eat in space.

- More of a focal point than...
- Exactly.

- Yes.
- ...then a mashup
of focal points.

[Tamara] For the entryway,

we'll define the space
with an ultra-modern
divider screen.

Next, we'll add
a floating wood
floor throughout.

In the living room,
we'll give the fireplace
a dramatic upgrade

by painting the brick
a rich black
to anchor the space.

Then, in the new kitchen,

we'll move
the back wall forward

and line it with all new
lower cabinets,

topped with a polished grey
quartz countertop.

And complimented
with a metallic
blue-green backsplash,

and floating shelves.

And then we'll add
a large island in the center.

And to finish it off,

we'll build a custom,
retro-style banquette

to complete
the modern aesthetic.

Well, I wanna see over here.

This space feels like
my daughter would be
on roller skates

from one end to the other,

like, all day long,
making me crazy. [laughs]

[Alina] Though it's a great
space for children,

- it somewhat feels like
a dead space for this house.
- Right.

Um, and furniture is really
hard to position in this room
in particular.

[Tamara] I can see that.

You've got a great living room
over here,

why have another
living room here?

This is a two-bedroom house?

Two bedroom
with a non-conforming space.

Okay. So how would
you feel about, like,

maybe closing this up
and turning this space

into maybe an office
or an extra bedroom?

I love that idea.

If you brought this wall
somewhere, like,
right here-ish...

- Yeah.
- ...you have
a great size bedroom.

And then this becomes
more of a sitting area, right?

It's a much easier place
to put furniture.

And then you're living room
around the other side feels
like that's the living room,

this is the seating area.

Feels like that would flow
a lot better in this space,
for sure.

I think so too.

I feel like we've totally
got this under control,

and I can't wait
to get started.

- All right.
- It's a fun project.

Yes, I'm excited.

[Tamara] For phase one,
we're allocating $40,000

to renovate the main
living areas, plus
the exterior of this property.

My plan is to get
it done in five weeks.

in pretty decent shape.

It's just a horrible layout
for this house.

And down.

Once we get
these cabinets outta here,

I can start taking
the wall down,

so I can completely
reconfigure this space

and make it way
more functional.

And we're actually gonna
bring the wall forward

so it's in line
with that post.

So you don't have all these
weird posts everywhere.

Best thing about getting
the demo done...

...is we get to start
on all the design,
and building it back.

Are we not taking
this wall out?

No, this wall's staying.

We're just gonna extend
this wall forward to here.

busier than ever around here.

Between moving my store,
building a new design studio,
and taking on more clients,

there is a lot going on.

Hey, Cassidy, how's it goin'?

Good, how are you?

It's a busy day,

and I am working on
the house that has
the flat roof.

And I need the wallpaper
that we picked out.

And now I'm hoping
it's back here.

- [Cassidy] It might be.
- Okay.

[both chuckling]

No.

[Tamara] I think that's it.

Oh, of course,
the last thing
that we look... [laughs]

It's always the last
place you look, right?

- So tiny.
- That's totally it.

Oh, my goodness.

Okay, so.

[Cassidy] What room
is this going in?

- This is for that new room,
the one that we just added.
- Oh.

That was kinda part
of the dining room, kitchen,
awkward space.

- And now it's gonna be
its own bedroom.
- That's the perfect thing.

Ooh, there it is.

That's the one.

See it's got...
it's not just flat black.

- [Cassidy] Yeah!
- It's got a lot of texture
to it.

And it's more interesting.

- I think that's really good
for the house.
- It is.

- It's really pretty,
it goes really well.
- [Tamara] Yeah.

So I will take this with me.

- [Cassidy] I'll order this.
- Okay!

How much is this gonna take?

About $15,000.

[Tamara] Ouch.

Oh, my word.

[Tamara] Okay.

Looks like you got
the chalk lines up for me.

This looks really good,
let's see.

One, two, three.

When I first walked
into this house,

it was one massive,
open space.

Now we've got it framed out,

to really make
a more interesting layout

and more intentional spaces
in the house that are much
more functional

and less of a giant box.

The room size is
about 10 foot by 14 foot.

Okay, that sounds about right.

[Joshua] We have to place
the wall here

to line up with that pole.

Otherwise, we're gonna
be in one of the windows.

- [Tamara] Totally right. Yup.
- [Joshua] Yeah.

- Feeling good,
let's start framing it up.
- All right, excellent.

[Tamara] This is gonna be
an extra bedroom,

great return on investment,

and a sitting area
that's a little cozier
and more intentional,

that I think is gonna be used
way more often

than the space ever
was before.

Once the framing goes up,

we are just around the corner
from all the fun stuff.

Okay, guys, we've got a wall.

Yeah, we do.

So, I found this bench
back here, Steve.

I'm excited about it
because, you know, this
is an investment property.

So, anything we can do
to save a little money...

Look at this!

We have an authentic,
'60s swing.

A little power washing,
a little paint.

We've got our first
piece of furniture
ready to stage with.

- Let me see it.
- How's it fit?

Here we go.

See?

- I like it.
- I like it too.

I mean this thing
is pretty darn good.

[Steve] I like it.

How 'bout we take it up front

and put it in the garage,
we'll start power washing it
the next warm day we get.

All right, you ready?

- This'll be fun to re-do.
- Yeah.

[Steve] I love it.

I wish I had saw it first.

I'd have stuck it in my truck.

I'm on my way
to Alina's house.

We're supposed to be starting
plumbing today,

and I hear we have
a really big problem.

They found a break
in the plumbing,
and have to replace a pipe,

which means we have to drill
through 10 feet of 9 inch
thick concrete to fix it.

[Ryan] How are you?

[Tamara] What exactly
is happening?

Because I know the floors
are all radiant heat, right,

- 'cause this whole place
is concrete.
- Yup.

Over here,
where the white dots are...

- [Tamara] Uh huh.
- That's our main line.

We gotta get a branch-line
off there to get
to the kitchen.

But how are we gonna
make sure we don't hit
any of these heat lines?

We've, uh... We came
in with a...
with a thermal camera.

We've got it marked out,
we've kinda gotta cut in
between each of 'em,

and over the top of 'em,
and jackhammer in between

to get down there
to run our... our branch line
off of it.

- So no big deal at all.
- Yeah.

We have heated floors,
that are radiant heat.

So you've got the drainpipe,

and then you've got
radiant floors,

and then you got
more concrete and more tile.

All of that's gotta
be chipped out

without blowing all the lines.

If you chip into one
radiant heat line,

the whole house loses heat.

So how long
is this gonna take?

We're looking
at about four days.

Four days...

And how much
is this gonna take?

About 15...

- About $15,000. Yeah.
- Ouch. Ouch.

So you're hitting my budget
and my timeline.

We gotta have plumbing.

I've done enough
houses to know,

there's always gonna
be a surprise.

It just never gets easier

when you find what
that surprise is,

'cause this one just stinks.

So this week is all
about plumbing.

Fixing this issue
is no small feat.

We're stopped all other work
so the guys can cut through
the tile,

jackhammer the concrete underneath,

and clear out the space
for the new plumbing lines.

All while avoiding
those radiant heat pipes.

Now that the plumbing
is laid out,

they're repouring the concrete
to seal the floor back up

and we can finally move on
with the rest of our plans.

I'm doing this banquette
at Alina's house

and so I'd love to be able
to do this all

out of a beautiful
fun colored leather.

And Kilee said to come
on out and dig through
all of their scraps

and see if anything works.

I am excited about this house.

It's a super mid-century
modern house,

but I'm lookin' to do, like,
somethin' just extra
on this banquette.

[Kilee] Okay,
that sounds great.

- Can we go dig?
- Let's go look.

[Tamara] Let's do it.

[Kilee] We have every color,
every pattern.

[Tamara] Wow! You really do.

Oh, my gosh.

- Well, you know
I'm lovin' the hot pink.
- Yeah.

Not quite right
for this house.

- Probably not
mid-century modern.
- No.

[laughs] But I do love it.

This is amazing, oh, my gosh.

Sparkly blue?

- That's next time.
- That's fun.

For this banquette
I wanted something
that was easy to take care of.

So we're gonna do
a bench seat
that's wrapped in leather,

that the pillow
actually attaches to it.

Oh, this is good.

Look at that.

Yeah, I mean I think suede's

a really good idea
for this project.

I do too, this is so pretty.

Do you have enough of this?

We do have more of that one.

- You do?
- Yeah.

- Why don't we lay it out
and see?
- Okay, that's good.

Yeah, you do

an amazing banquette.

I can't wait to see it
in its new home.

to Alina's house to check
in with Steve.

He's working on this
beautiful screen wall

that we're gonna use
to define the entryway.

Oh, are you getting started
on the wall?

I am getting started
on the screen wall, yes.

I'm excited to see that
come together.

- Oh, yeah.

Do you need help
with this or can we
paint that bench finally?

I say paint the bench
while we got the weather.

We found this great bench

on the side of the yard
all covered in weeds.

And now we're gonna
give it a fresh coat
of paint,

and it's gonna be a statement
on the front porch.

- All right.
- So, you wanna race?

You get the wall
done by the time
I get this painted?

Yeah, but I get to say
if that's done or not.

So what're we racing for?

What's the...
What's the finish line?

- [Steve] You got an idea?
- I like coffee.

[Steve] You like coffee
on 90 degree days?

You can put ice in it.

you're gonna have to,
uh, sand all that down.

I don't know, I'm over here
working on the wall.

Now you're pulling Dad's
kinda tricks.

- This is the kinda stuff
Dad does to me.

I don't have a clue

[Tamara] There it is.

- Oh, there it is behind me.
- [grunts]

Don't forget,
we're in a race now.

How soon can I get my coffee?

Soon as I get done
with this wall.

[Tamara] This looks
pretty good.

- [Steve] Hey, try not
to gloat, would ya?
- No, not at all.

[Kelly] Oh, my gosh,
what are you up to?

[Tamara] We're doing
a banquette.

So I actually have
some pictures of it.

This is the actual banquette.

And what I'm wanting
to do is a cushion
on the seat.

- [Kelly] Okay.
- [Tamara] But then a pillow
across the back.

- Something like this.
- [Kelly] Ooh, that's awesome.

And so I was hoping
to do it all out of leather.

Okay, so how big
is that banquette
do you think?

Um, it's about 7x8.

So I'm thinking
we could either do
your seat...

...or just like the front
of the cushions.

Ooh, okay,
well, then let's do this.

Let's do the bench seat.

- Okay.
- Let's do that out
of the... the leather.

And then let's do the back
out of, like,

a drop cloth or linen
or something that's, like,
canvas-y looking,

like really natural.

But would we have enough
to do the straps
out of the leather,

so you can see
the green leather?

- [Kelly] No problem!
- No problem.

- [Kelly] Yes.
- Okay.

[Tamara] Walls aren't painted.

The brick is not painted.

This is not done.

Oh, Steve,
you owe me some coffee.

I'm back out at Alina's house
today in Gladstone,

and I was expecting to see
a lot of progress.

Uh, where's my countertops?

Thought they were
comin' in today.

Nope, they're comin'
in tomorrow.

- They got delayed.
- Ugh.

So the good news,

the exterior of the house
got painted black
and it's fantastic.

All the flooring is in
throughout the whole house,
so fantastic.

But we have nothing
painted inside,

we have no countertops,

and we have less than a week
'til the open house.

Okay, guys, I mean,
we're making progress,

but we are runnin'
out of time.

I cannot let Alina down.

We've gotta get it done
on time whatever it takes.

Okay, the pillows are perfect.

beautiful leather?

We're at Alina's house today
meeting Kelly,

so we could talk about how
to lay out the pillows,

make sure that all the straps
are the right width,

and really see it
in the space.

I made... But just,
you know, as you asked

so they will fill
the whole space going around.

Okay.

I'm so glad that Kelly
and I decided to use
the leathers the way we did.

We only had enough
to do the seat and the straps,

but this just has
a really great natural feel.

And the straps going
over the pillow

is just such
a beautiful detail.

It's gonna look stunning
in this kitchen.

- Oh, that's awesome.
- I like it!

[Tamara] Let's move this out
of the way,

and get the rug down.

This is really
coming together.

I love this light in here.

We're getting all
of the styling and staging
done for this house,

while everything else
is still happening.

We're way behind schedule,

the plumbing messed
everything up.

We've got the appliances
going in.

Everything's kind of a mess.

So we're taking it
one space at a time.

Push it all the way
past the couch.

Okay, how do we feel
about this?

[Cassidy] You have
the nice view.

- If I'm laying here...
- How 'bout a footstool?

Yeah, I mean, I don't need it,
'cause this is deep enough
for me.

[Cassidy laughs] True.

But where do you put
your cocktail?

Where do you put
your glass of water?

I'm almost wondering
if we don't switch
the whole room.

Put the chairs over here.

And have the whole sectional,

like, in the bay
of the window.

I think that makes more sense.

[sighs] Okay, let's do it.

You know, I have an overall
plan for this space

but once you're really
in it with the furniture,

sometimes things change.

So I really wanna try
out a couple different plans

of how to get it just right.

It's a mid-century
modern house,

I don't want it to be
overwhelming with stuff
and furniture

when it should feel
really clean, simple
and beautiful.

Here we go.

I feel good about this,
this is lookin' awesome.

- [Cassidy] Love it.
- [Tamara] All right,
next space.

- Isn't this fun?
- [Alina] So beautiful.

We need heavier
equipment for this.

[Tamara] Phase one is done

and I'm putting in a few
finishing touches before
I show Alina the progress.

I can't wait to show her
the transformation.

We completely transformed
this 1951 mid-century
modern home

by elevating its curb appeal
and making it a standout
in the neighborhood.

When I first saw
this property it felt like
a commercial building,

a school, a dentist office.

It had zero personality,
it was completely boring.

For the exterior of this house
we painted it a beautiful
charcoal color

that elevated everything.

One simple change
can make a big impact.

And, in particular,
the front door
needed some love.

So, we chose
a beautiful rusty color
to make it really pop.

We found an old bench
in the backyard,

I was able to refinish it,
give it a fresh coat of paint,

and use it as staging
in the front of the house.

- Hi, Alina.
- Oh, my goodness.

- [Tamara] Right?
- I'm so excited.

[Tamara] When I first
walked in the house

the rubber tree plant
was the only defining piece
of this entryway.

So, we built
a custom divider wall

that feels like
a really mid-century
modern element.

But, defines this entryway

and makes the entire space
feel finished.

I wanted to add
a little sparkle
with a light fixture

to mimic the light
coming in these windows.

I can't wait to show you
the family room.

Oh, my word.

- Right?
- Yes!

[Tamara] Originally,
the fireplace was
a real eyesore in the room.

But, by painting it black
it's become a focal point
of the entire space.

The windows are a highlight
of this property,

but originally they were black
with ugly blinds
covering all of them.

Now, we've opened them up,
painted them white,

and detailed black
around them, making them pop
even more.

- You remember,
it was just so wide open.
- Yes.

[Tamara] And now,
with this divider wall
this space feels enormous.

- [Alina] Yes.
- Even though, it's actually
a little smaller.

Originally, the floor
was a cold tile.

We warmed it up
with an engineered
hardwood floor

throughout the space.

We created
an entirely new vibe
for this living space.

It's cozy and inviting.

- It looks so much better.
- Awesome. Well,
I'm glad you like it.

And, I hope you love
this little seating area.

[Alina] I was dying
to get over to this area,

I am thrilled
about this seating area.

When I first saw the kitchen,
they had so many things
going on.

Multiple places to sit,
none of it made sense.

We went with
a curved banquette
custom built for this corner

so that the light
could pour in the window.

We covered it
in a green suede seat
and linen backed pillows

to give it an extra pop
of "wow".

I love a good banquette.
But, I think this is
one of our best.

And, I love how
it's very rustic and inviting.
It's beautiful.

I'm glad you love it.

Let me show you
what we've got going on
over here in the kitchen.

[Alina] Okay.

[Tamara] I decided
to completely reconfigure
the entire kitchen,

giving it a
much more functional

and mid-century modern vibe.

We had another black post
holding up the roof
of this house,

right where I wanted
the island of the kitchen.

I decided to incorporate it
by building a wall around it.

Defining the kitchen
from the rest of the space.

And then, added a peninsula
right off of it,

with a grey,
solid surface countertop
that waterfalls to the floor.

Then, added a beautiful detail
of an herbal green
tile toe kick.

I did this because
with renters and little feet
hitting this,

the maintenance on this,
long-term, is so easy

I think that's genius.

We wrapped the perimeter
of the kitchen in a beautiful
wood-toned cabinetry

topped with the same
grey countertop

then, the herbal tile
backsplash, in soldier stack,
with one open shelf.

Then, finished the space
with beautiful,
brass globe sconces.

I think it's such a fun detail

and, such a great opportunity.

And these lights
were the perfect choice

- to go with
this mid-century vibe.
- Yes. I agree.

Overall, this kitchen
is now functional
and beautiful.

- Okay. But, let me show you
this sitting room.
- Okay.

You remember,
this used to be
the dining room.

- And it was huge,
wide open space.
- Yes.

[Tamara] Originally,
the space across
from the kitchen

was gigantic, awkward,
and used as a sitting area
and dining room.

None of it made sense.

We decided
to divide the space in half
by adding a third bedroom,

that created an opportunity
for a beautiful sitting area

right in front
of the fireplace.

And, we created a dry bar,
which is perfect
for entertaining,

with a stunning chandelier
that mirrors the sconces
in the kitchen.

Tying the entire
space together.

Somehow, I think
it makes the entire house

feel larger
to put this wall here.

- It's such a great space.
- I like it, yeah.

- I'm dying to show you
the bedroom though.
- Yay.

- [Tamara] Come back here,

Check this out.

- Oh, my God.
It's so beautiful.

[Tamara] Before,
this was part
of the dining room.

And now,
we have a third bedroom

that adds to the value
of this property.

I decided
to go with a geometric
black and gold wallpaper

'cause we have
all this natural light
pouring into the space.

And, it feels like
a modern take
on a mid-century vibe.

I added a beautiful
gold orb fixture

that mirrors the lines
of the wallpaper.

Finishing off
this brand-new bedroom.

I feel like, phase one
has gone so well.

But, I'm crazy excited
to finish phase two.

Well, I'm crazy excited
to see it.

Based off of phase one,
I don't think I'm gonna
be disappointed, so.

Well, I am
looking forward to it.

- So, the next time you're here

My overall goal
for this home was,

to take it from
a wide open, dated space.

And turn it into a beautiful
mid-century modern home

that'd be a perfect investment
for Alina.

The phase one renovation of
the entryway, living spaces,
and bedroom is complete.

My overall
reno budget for this house
was $80,000.

I spent $40,000
on the phase one renovation.

Leaving me $40,000
for my plans in the main suite
for phase two.

My plan is to get it done

So, phase one went amazing.

we're renovating
the main bedroom,

plus repurposing
the utility room.

In terms of the flooring,

we probably want to
continue on the flooring
that we had from phase one

and move it on through
to the bedrooms.

Let's see, the windows,

these look like
they're in pretty good shape.

Nice big closet. I mean,
it's this whole wall... Oh.

Yeah, they're not
the biggest closets.

And, um, honestly

one of the downfalls
to this space is that,

it doesn't have
an ensuite bathroom.

Fortunately, on the other side
of that wall

there is a pretty large
utility space

that is currently being used
for laundry.

[Tamara] So, do you feel
like this could
get bumped out and...

I mean, if the laundry's there
that means plumbing.

I think it's possible
to bump this out a little bit.

is the utility room. Okay.

So, that means this is
the wall on the other side
of the closet.

So, this would be
an incredible bathroom.

I'm excited to see
what you have in mind.

[Tamara] In the main bedroom,
we'll freshen up the space

with new paint
and lighting fixtures.

Then, we'll convert
the old closet
and utility space

into a one-of-a-kind
en suite bathroom
and main closet.

We'll build a luxurious shower
with champagne
bronze fixtures.

And, install a floating vanity
with a double sink,

set against
a floor to ceiling tile wall,

and topped off with gold
starburst light fixture.

Is there another spot
we can get all of this placed?

So, we can really use this
as a main suite bathroom.

- Yeah.

I love that idea.

Because, having an
en suite bathroom
for your main suite

is gonna make
all the difference
in resale value.

But, the closet is horrible

maybe you could

Once Dad and I
got the plywood off the wall

that was hiding the hole
in the concrete wall

Dad and I realized
this wasn't a job for us.

We need heavier equipment

This house is really,
kinda, modern.

But, we're gonna
paint it black like our house.

Phase two is well under way,

and now we're getting ready
to do this entire main suite.

It use to be
a teeny-tiny closet.

Now, it's gonna be a true
main suite with a beautiful
walk-in closet

and a huge beautiful bathroom.

because unfortunately
the tile we selected
for the vanity

[Alina] I know,
I'm so sad about that.

I am too.
But, getting it done
on time is more important.

Yes, for sure.

And, we have
all these other great options.

So, this is all marble.

And, it's got a lot
of that great veining.

And, all these
different pattern options
that we could go with.

This is that shiny,
really high gloss look

that would go up the wall
behind the vanity.

We could also go with
this glass

which is kinda interesting
because it's got that handmade
look to it.

But then,
that really beautiful
herring bone pattern.

- [Alina] Yeah.
- [Tamara] But then,
we also have the triangle.

Also the marble,
but it's got the high shine
and the matte finish.

But, still has
those beautiful moments
of white running through it.

So, I felt like these all,
kind of, compliment
what we had chosen first.

- Yes.
- But, give us another option.

So, what are you thinking?

Well, I think
they're all beautiful.

And, honestly,
we could probably go
with any of 'em.

- But, I am still, personally,
drawn to the triangles.
- Yeah?

I like the combination
of the matte
and the gloss together.

Um, and I really just like
the triangle shape.

Going up that whole
bathroom wall is gonna be
such a striking moment

that really
any of them would look great.

But, I kind of agree.
I think the triangles
are the way to go.

This is gonna be
what your eye is drawn to

as soon as you
look into this bathroom.

It's gonna be stunning.

from a mid-century
modern style house.

- Am I supposed

I talked to Steve about it

and I had him help me

draw up a plan
and a prototype.

So, this is the headboard.

And then,
doing a frame around it.

So, I mean,

- basically just build
the frame around it, right?
- Mmm-hmm.

[Tamara] What'd you think?

Well, I think
this is gonna take some time
to cut all that.

But, if we can get it done
in a half hour,

- like you said,
that's okay with me.
- I'm sure you can.

This was a great way
to dress up the space
for very little money.

I'm glad Tamara came over.

I'm glad she can
rely upon me and trust me
to do these things.

It's really a pleasure
as a dad to know that you have
the faith of your daughter.

and phase two is done

staging the main bedroom,

Dad and Steve brought in
this gorgeous headboard
that I had him make.

This bedroom is what it is.

There's only one place
for the bed

and centering it on the window
is so prefect.

Right. Well, now nobody
gets to take a nap
on my freshly made bed.

This takes too much effort.

- Do I get to lay on it
and try it out?
- Don't touch it.

All right,
now all we need is artwork.

Oh, wow I love this.
Look at the headboard.

Look at the little
cocktail bar, that's awesome
for entertaining.

Phase two is complete

I'm just doing
a few finishing touches
before I show it off to Alina.

My main goal
for this 1951 mid-century
modern home was,

to bring it back to life

and accentuate
all of the beautiful details
that were already here.

Inside, we took a bland
and empty space

and turned it into a chic,
modern, cozy home.

We gave the dated kitchen
a complete overhaul.

But, the biggest change

is we added
an entirely new bedroom.

So, now phase two is done
and we're ready
to show it off.

All right. So,
phase two is finished.

Wow!

[Tamara] I felt like, why mess
with a good thing?

This main bedroom
was in pretty decent shape.

And sometimes,
for an investment property,

it's better to leave
well enough alone.

So, I decided to give it
a fresh coat of paint.

But, the main focal point
for this room is,

this beautiful
custom headboard
that Dad helped me make.

It has all of the mid-century
modern vibes,

but also fantastic lighting
left and right of the bed.

I decided to carry
this engineered wood flooring

all the way through
the main suite.

And, of course,
no room is complete without
a fantastic chandelier.

Amazing, I can't believe
that your dad built that.

- He's pretty impressive.
- Yeah.

All right. So, you remember,
this wall was all closets.

- So, it had the doors
and it was super shallow.
- Yeah.

- Yes.
- Well, we had to
get rid of that

to create this incredible
main bathroom.

Check out the main bathroom.

[Alina] Oh, my goodness!

It is gonna take a minute
for me to, like,

absorb everything
that's going on in here.

[Tamara] Originally,
this bedroom
had a narrow closet

and no bathroom.

We ripped it out,
took over a little bit
of the utility room space,

and turned it into
a main suite.

Complete with a beautiful
ensuite bathroom.

For this main bathroom,
we were able to add
a lux shower to the space.

Complete with two shower heads
and two handheld sprays.

We added a floating vanity
on a wall of black
triangular tile

that fits the mid-century
modern vibe perfectly.

We added
a starburst light fixture
to the center of the room

and two stunning pendants
to top off that vanity.

Phase two is finished.

The whole house is done.

I am so excited
to hear how it goes
with potential renters.

You have brought life
back to this house.

So, we so appreciate it

For phase one of this home,
we gave it a complete makeover
on the exterior,

painting the brick
a nice charcoal color.

Inside, we created
a proper entryway by building
a custom room divider

and added
a modern style fixture
to the space.

This wall is super unique.

[Tamara] We transformed
a hodgepodge of spaces

and turned them
into beautiful rooms.

Wow, this looks amazing.

[Tamara] We gave
the living room
some character

by painting the brick
around the fireplace
charcoal black

and added
an engineered wood floor
throughout the space.

We completely reimagined
the kitchen and
the breakfast nook.

We built a custom,
luxurious banquette complete
with leather cushions.

In the kitchen,
we added a peninsula

with stone countertops
and green tile.

[man] Look at
the little chairs,
look at the greens.

And, it matches everything
back over there.

[Tamara] Plus, we created
a cozy new sitting area.

Look at the little
cocktail bar over there.

[man 2] Oh,
that's really cool.

for entertaining.

And, we created
a brand-new bedroom,

which is a selling point
for new tenants.

- That is really cool.
- Oh, wow!

I love this,
look at the headboard.

In phase two, we refreshed
the main bedroom,

painting the walls
a crisp white and adding
a custom headboard.

Then, for the biggest change,
we added an ensuite bathroom.

Which is a showstopper
for this property.

- That's very nice.
- I like the backsplash.

It's different,
but really cool.

It's just, like, so much space
in here, too.

Overall, we
completely transformed

this mid-century modern home
from front to back.

We spent $40,000
on phase one renovations

and another $40,000
on phase two.

With purchase
and renovation that's a total
of $110,000 invested.

And, a potential rental income
of $1,500 a month.

Throughout the renovation
process we've had to overcome
several setbacks.

But, overall, this project
has turned out fantastic.

I love being able to revive
a mid-century modern home

and take it from an eyesore

to the gem
of the neighborhood.

And now, Alina is all set.

And I know her future tenants
are gonna love it.
